Subject: Riverside Group, LLC —Minor Amendment
Engineering has the following comments for Riverside Group, LLC Minor Amendment:
The following comments refer to the dumpster improvements:
a. Dumpster pads need to extend a minimum of 8 feet beyond the face of the dumpster. [18-
4.12.19]
b. Please provide elevations to show that dumpster pads will be able to be extended and if
any additional grading is necessary to put them in place.
c. Fence will need to be put in place in all dumpster pad locations, including where the
existing dumpster pads are being extended. Please show these changes on the narrative
and plan.
d. The newly proposed dumpster pads need to be put in a location where runoff is not
flowing through the dumpster areas. There is a drop inlet right between the two new
dumpster pad locations (R5 and R6). Please show elevations of the parking lot to show
that runoff is not draining through the dumpster areas. If this is a problem, one solution is
to raise the concrete dumpster pads 6 inches off of the pavement, to ensure runoff is not
draining through the dumpster areas. Another solution is to find alternative locations for
the dumpsters. [ 18- 4.12.19]
e. In the areas you are widening the dumpster pads, please show the number of dumpsters to
be placed on each pad.
f. Is there a reason the dumpster pad extension (R3) is such an odd shape? It does not seem
like extending it in an irregular shape will allow any additional room for dumpsters.
2. It appears that the location of the shipping containers will hinder safe and convenient
circulation for the parking area next to them. Please move the containers which are located in
the travelway.
3. With the number of parking spaces being used for dumpsters and containers, there will need to
still be enough parking spaces to meet minimum parking requirements.
4. The proposed sign (RI) needs Architecture Review Board (ARB) approval.
5. The new travelway entrance (R8) will need curb radii of a minimum of 12.5 feet.
6. There are several errors in the Schedule of Revision Narrative. Please revise the errors so that
the Revision numbers correctly correspond to the plans.

Engineering has the following comments for Riverside Group, LLC Minor Amendment:
1. The following comments refer to the dumpster improvements:
e. In the areas you are widening the dumpster pads, please show the number of dumpsters to
be placed on each pad.
Revl: Travelways to the dumpsters located at RS and R8 are blocked by parking. Please
revise the configuration so that the travelways are not blocked.
It appears that the location of the shipping containers will hinder safe and convenient
circulation for the parking area next to them. Please move the containers which are located in
the travelway.
Revl: The containers cannot remain in place on site in the locations specifier. As long as
the containers are located in these areas, they will remain in violation, regardless of
whether or not they are temporary.
