The zoning regulations for the Downtown Crozet District (Chapter 18, Section 2013) would allow a commercial kitchen to
be established at 5857 Jarmans Gap Rd. This proposed use would be a by right use in the DCD zoning district. While a
commercial kitchen is not specifically listed in the ordinance it is similar enough to other uses such as restaurants and
specialty food stores that it would be considered a by right use. If you need a more official determination of the use you
can either apply for a Letter of Determination or a Zoning Clearance from the Community Development Department.

Dear Vickie:
On July 15, 2014, an evaluation of the referenced structure was performed to determine its
suitability for use as a catering kitchen with limited, invitation -only, public tasting. Currently the
building is classified as Group R-5 (single-family residence), and the proposed use is classified
as Group B (business). The Construction Type is V -B.
This evaluation was performed in accordance with Chapter 34 of the 2009 International Building
Code. A Chapter 34 evaluation scores a building's safety attributes in three categories: Fire
Safety, Means of Egress and General Safety. A score of less than zero, in any category, indicates
that the building, as is, is unacceptable for the proposed use.
The results of the evaluation are,

The building, as is, is approved for conversion to catering kitchen use.
The determination stated herein reflects the Virginia Uniform Statewide Building Code only.
