Reduction in the building footprint from 7f$00 square feet to 7,420 square feet; 2. Revision of the landscaping to adjust to new footprint of building; as shown and described in the revised plan and letter of explanation dated June 15, 2007(attached). This approval is viewed as your first Letter of Revision for the above-mentioned final site plan, entitled SDP 07-005 Topeka's Steakhouse. Please be aware that you are only allowed three letters of revision before any future changes to the plan are required to be submitted in the form of a new site plan amendment (along with the proper fee) that shows the proposed changes and all previously approved conditions that are to remain. If you have any questions please feel free to contact me. Sincerely, Megan Yaniglos Planner Cc: Andrew Dracopoli Worrell Investment Company, Inc. P O Box 5386 Charlottesville, VA 22905 —e " PEK AS ;. U'N SALOON June 15, 2007 Ms. Megan Yaniglos Planner Albemarle County Community Development 401 McIntire Road Charlottesville, VA 22902 Re: Topeka's Steakhouse SDP 2006-080 Dear Ms. Yaniglos, This letter is to request a Letter of Revision to the approved site plan for Topeka's Steakhouse to allow for a reduction in the building footprint from 7,800 square feet to 7,420 square feet. The proposed change is shown on the attached layout sheets, one of which shows the original as well as the revised footprint while the other shows just the revised plan. Also enclosed is a revised landscape plan to reflect the revised building footprint and revised building elevations. The footprint change is as a result of completing the detailed design of the interior of the restaurant. The exterior building design is substantially the same as the original with only minor adjustments to allow for the revised footprint. The total reduction in size is less than 5% with most of it on the side of the building away from the Entrance Corridor. The parking count remains the same and there will be a slight decrease in the impervious area so all the site statistics will remain either meeting or exceeding County requirements. Should you need additional infownabon piease don't hesitate to contact me or our engineer, Malachi Mills at RK&K. We look forward to your approval of this Letter of Revision in due course.
