APPLICATION FOR MINOR SITE PLAN AMENDMENT
JUSTIFICATION FOR REQUEST
FOR
ALBEMARLE BAPTIST CHURCH
FINAL SITE PLAN
Unchanged from the original site plan (SP- 2001 -047) is the construction of a (1) story church
facility with parking and other improvements on TM 61 -1 E. Relative scale and location of
building and parking were reviewed by ARB planners during the SP process. The structure is set
back from the EC with parking hidden behind the building. There are (2) other existing churches
adjacent to the site. The proposed structure is residentially scaled, with a traditional from that
will complement the adjacent area. Existing and proposed new landscaping will minimize the
visual impact this development will have to the EC. Attached are site plans that show the
proposed structures, parking, grading, lighting and landscaping in detail.
Issues addressed by this amendment were raised by an Albemarle County official determination
letter, dated 29 November 2006, citing a zoning violation. The site is heavily wooded with areas
of dense undergrowth. As the original site plan specified, clearing was to be limited to areas
necessary for site grading. Certain mature trees were identified for removal, and others for
protection and preservation. The applicant proposed to clear the undergrowth along Hydraulic
Road, leaving existing mature trees between the building and the street. In actuality, during site
preparation, clearing and grading exceeded the original site plan. Additionally, certain trees
identified for removal on the original site plan were not removed, and certain trees identified for
protection and preservation on the original site plan were removed.
The attached amended site plan identifies site clearing and grading, and disposition of
identified trees, current to the date above.
