The plans appear approvable once the following items are adequately addressed: A. Final site plan and Drainage plans 1. Prior to final approval a professional seal, signed and dated will be required on the plans. [18- 32.6.1 ] B. Stormwater Management Plan 1. SWM comments and/or conditions appear adequately addressed. C. Erosion Control Plan (WP0200600081) 1. The limits of construction/disturbance do not match the site plans. Please include all proposed grading associated with this plan within the limits of grading. 2. Please provide an Erosion Control Narrative. [VESCH ch 6. pg 131 3. Please provide Temporary Seeding (TS) on the plans. [VESCH 3.32] The Water Protection bond amounts will be created once the plans are approved. We have engineering meetings every Thursday from 2 -4pm where people can come in and discuss their plans with us. Four conditions of ARB approval remain outstanding as follows. The text in regular type represents the original comment from the Action Letter of January 8, 2007. Revise the proposed grading contours in the existing embankment to provide a minimum ten foot diameter radius where they meet the existing condition. The applicant's metro accoinI mlying this latest submission indicated that a note has been added to the site plan requiring a te17 foot diameter radius where pr oI)osed grading of the embank ties into the existing condition. This note is not located on the Site plan. Subsequent cor'1'espondence from the applicant has indicated that the note was mistakenly le f t off when the eh "(1 wings tit ere plotted. Provide shrubs, 24" in height, along the perimeter of the parking lot adjoining the existing embankment and the veterinary hospital. Species shall be based on the County's recommended species list. The ol)plicant Ineino indicated that they were under the impression that this requirement had been stricken from the ARB's final action taken at the January 8, 2007 meeting. Additional pole lighting may be required to light the parking area in front of the building. Provide cut sheets, on the lighting plan, of all exterior building and site lighting. Revise the lunimaire schedule to indicate that all fixtures will be installed in the horizontal position with no degree of tilt. The landscape schedule does not reference the exact species that is proposed, instead rgfe rring to the plant as a broadleaf ever gre en per county list. When staffs review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued. Any change in the approved design or materials will require an amendment to the plan and must be reviewed and approved by the Architectural Review Board. Page 1 of 1 It looks like there will be some sidewalk work within the R/W for Rio East Court. A permit will need to be acquired from VDOT for this work.
