A recently approved boundary line adjustment impacts this proposal (SUB2015 -171). The BLA combined Lot 8 with a portion of TMP93A5 -1. Coordinate this subdivision application with the approved BLA. If that plat has been recorded, include the deed book and page number for the new parcel. 2. [14- 302(A)(13)] Proposed facilities. The proposed extension of the sanitary easement to ACSA restricts the buildable area of the lot and future houses may not be able to have additions, etc. Staff recommends that the easement be revised so as not to impact the lots and buildable area to the maximum extent possible. Note, this is a recommendation, not a requirement. 3. [14 -302 (A)(4)] Private easements. Provide the dimension for all private easements. All existing easements should be labeled with a deed book and page number. 4. [14- 302(B)(5)] Zoning information. Provide the ZMA number (ZMA2006 -016) under the zoning for the property. 5. [14- 303(A)] Statement of consent to division. Revise the statement to read: "The platting or dedication of the following described land [insert description here TMP number] is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees, if any." 6. [14 -317] Instrument evidencing maintenance of certain improvements. The stormwater management facility easement requires a deed to be submitted and approved by the County Attorney. I only have one comment.The plat does not match the approved plans for the manhole location at the shared property line for Lots 9 and 10.The plat depicts the manhole being located roughly 20' from the property line, on lot 9.The approved plans place the manhole directly on the property line. I have checked the as-built plan that is under review and it matches the approved plans. Please verify if the plat location or the as-built location is correct and update the plat accordingly.
