Montessori School Stormwater Narrative
INTRODUCTION: THE MONTESSORI SCHOOL IS LOCATED IN THE PANTOPS AREA ADJACENT TO AND NORTH OF RT. 250 AND
WEST OF ROLKIN ROAD IN ALBEMARLE COUNTY. THE SCHOOL, AS IT CURRENTLY EXISTS, SERVES 187 STUDENTS. THERE
ARE EXISTING PARKING AREAS, ROADS, BUILDINGS AND MODULES ON -SITE. A DEMOLITION OF BUILDINGS AND MODULES TO
CREATE MORE PERMANENT AND LARGER SCHOOL CLASSROOMS IS BEING PROPOSED, ULTIMATELY TO SERVE APPROXIMATELY
300 STUDENTS WITH 21 STAFF.
THE SCHOOL, TOPOGRAPHICALLY, IS LOCATED ON TOP OF A HILL THUS CREATING 4 PREDOMINANT DRAINAGE AREAS. SEE
DRAINAGE AREA MAPS. DRAINAGE AREA 1 INCLUDES BUILDINGS A AND B AND IS LOCATED ON THE EASTERN SIDE OF THE
PROPERTY AND CONTAINS APPROXIMATELY 1.84 ACRES. DRAINAGE AREA 2 INCLUDES THE AMPHITHEATER AND DRAINS THE
NORTHERN PORTION OF THE SITE, INCLUDING THE MORE THAN HALF OF THE MAJOR PARKING AREA; IT IS 1.40 ACRES,
DRAINAGE AREA 3 DRAINS THE SOUTHERN PORTION OF THE SITE, MOST NOTABLY INCLUDING THE COMMUNITY BUILDING
E'); IT IS 0.39 ACRES IN SIZE. DRAINAGE AREA 4 DRAINS THE NORTHERN AND WESTERN PORTIONS OF THE SITE, INCLUDING
THE BALL FIELD AND INCLUDES THE REMAINING PARKING AREAS; IT IS 3.2 ACRES IN SIZE.
WATER QUANTITY AND QUALITY: THE PERCENT OF PROPOSED IMPERVIOUS AREA (I.E. BUILDINGS AND PARKING) FOR
DRAINAGE AREA 1 IS REDUCED FROM APPROXIMATELY 41 %, AS IT CURRENTLY EXISTS, TO 34% (SEE TABLE 1). THE 10 YEAR PEA
RUNOFF IS REDUCED FROM 4.59CFS TO 4.56CFS. SINCE THE POST - DEVELOPMENT PEAK RUNOFF RATE IS LESS THAN THE PRE -
DEVELOPMENT AND THE REQUIRED STORAGE IS ONLY 185CF, A SMALL DEPRESSION BASIN AREA IS PROPOSED TOWARDS THE
BOTTOM OF THE CHILDREN'S PLAYFIELD; HERE, AN INLET WILL BE RAISED APPROXIMATELY 1/3' ABOVE THE BOTTOM OF THE
105' CONTOUR TO PROVIDE STORAGE. THIS DEPRESSION WILL PROVIDE APPROXIMATELY 200CF OF STORAGE, AND WILL HAVE
THE ADDED BENEFIT OF REDUCING THE INCIDENCE OF CLOGGING, BY ALLOWING DEBRIS TO SETTLE OUT AND NOT ENTER THE
INLET. IN ADDITION, THE PLAYFIELD ACTS AS A VEGETATED GRASS FILTER STRIP YIELDING A REMOVAL RA OF 35 %.
THE IMPERVIOUS AREA PROPOSED FOR DRAINAGE AREA 2 IS 39% COMPARED WITH THE EXISTING 27 %. TO REDUCE THE POST -
DEVELOPMENT RUNOFF TO BE LESS THAN PRE - DEVELOPMENT RUNOFF, A STORAGE OF APPROXIMATELY 500 CF IS REQUIRED,
POROUS PAVERS WITH A 2.5FT GRAVEL RESERVOIR YIELDS AN AVAILABLE STORAGE OF 421CFS, ASSUMING A VOID SPACE OF
0.4, THE AGGREGATE BASE UNDER THE POROUS PAVERS WILL BE DAYLIGHTED INTO THE DRY SWALE, SO 'HAT IN THE EVENT
THAT THE POROUS PAVERS BECOME CLOGGED ON THE PARKING LOT SURFACE, THE RESERVOIR WILL REMAIN A WORKING
STORAGE SYSTEM, EFFECTIVELY ACTING AS A 'CHIMNEY DRAIN', AS RECOMMENDED AND REFERENCED IN THE VSMH. IN
ADDITION A PERFORATE 1 " UNDERDRAIN I0ED2WILL BE PROVIDED 1' ABOVE THE BOTTOM OF THE RA AEBOEGVELBASE RESERVOIR,
BECAUSE SOIL PROPERTIES ARE ASSUMED SUCH THAT INFILTRATION WILL BE VERY SLOW. AS SUCH, THE PORTION BELOW THE
POROUS PAVERS AND ABOVE THE BOTTOM OF THE UNDERDRAIN WILL BEHAVE AS AN EXTENDED DETENTION SYSTEM,
YIELDING A REMOVAL RATE OF APPROXIMATELY 35 %. THE PORTION BELOW THE PERFORATED UNDERDRAIN WILL ACT AS
NORMAL POROUS PAVERS DO, YIELDING A REMOVAL RATE OF 50 %. THE PERFORATED UNDERDRAIN WILL LEAD TO A WATER
QUALITY GRASSED SWALE, WHICH WILL ALSO RECEIVE SHEET FLOW RUNOFF FROM THE PARKING LOT AREA. A 2 FT GRASS
BUFFER STRIP IS PROPOSED TO SLOW THE RUNOFF BEFORE IT ENTERS THE FACILITIES. THIS WATER QUALITY SWALE WILL BE
1FT DEEP, 0.5FT FOR WATER QUALITY 0.5 FOR QUANTITY. THIS STORAGE WILL PROVIDE APPROXIMATELY 296 CF OF STORAGE.
