Existing Zoning: A-) Agricultural
Proposed Zoning: B-1 Business
Acreage: 2.08 acres
Location: Property is situated in the southwest quadrant
of the interchange of I-64 and Route 616 in the Keswick
area. Subject property has 650 feet of frontage on Route
616.
Character of Area: The property is presently vacant and
abutts A-1 zoning on the west, south and east. I-64 abutts
property on the north. The access road to the Keswick
Polo grounds and "Mechunk Estates Subdivision" ;(undeveloped)
exist across Route 616. Several homes are located to the
immediate south on both sides of Route 616. 10 acres,
zoned B-1 Business is located on Route 616 north and abutting
I-64 interchange.
Proposed Use: Automobile Service Station.
Applicant's Justification. See attachment.
Staff Comment: It is general knowledge that interstate
interchanges bring forth pressure to locate service stations
and motels. A similar request for zoning was granted in
1968 on propertyd,north of this interchange. Humble Oil
owns lands zoned A-1 across Route 616 from this property.
It appears that committment has been made to establish
B-1 zoning in the quadrants of this interchange, however,
it should be noted that protection to the existing residential
area immediately south of the interchange should be considered
in future rezoning request, siteplans and under the Compre-
hensive Plan.
