Dear Mr. Waller:
The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday,
December 3, 2007. The Board approved the request, by a vote of 4:0, pending staff administrative approval of
the following conditions:
1. Provide verification from a certified arborist that the location of the proposed equipment shelter and
concrete piers will not harm the existing trees currently designated as remaining. Provide a tree
conservation plan with measures proposed that would limit impacts of this proposal on all existing
trees designated to remain.
2. Revise the application plan to indicate the location and type (overhead /underground) of electrical
service to the proposed Personal Wireless Service Facility.
3. Revise Sheets C -2 Enlarged Site Plan and A -1 Shelter Elevations to clearly indicate that the proposed
outside motion sensor light is for temporary maintenance and security purposes only.
4. Revise the site plan drawings to include the size of the 3 panel antennas.
5. Revise page 4 of the application report to correctly identify the reference tree as a 20" Pin Oak.
6. Revise Sheet C -3 Elevation View by labeling the base elevation of the proposed monopole (440).
7. Revise Note 6 on Sheet A -1 Sheet Elevations to correctly indentify the proposed shelter as having an
aggregative stone finish or Hardiplank siding painted Java brown.
Please provide:
I . Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting the
changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.

Dear Sir,
The Site Review Committee has reviewed the development proposal referenced above. Preliminary
comments for the following divisions of the Department of Community Development and other agencies,
as applicable, are attached:
Albemarle County Division of Zoning & Current Development (Planner)
Albemarle County Division of Planning (Principle Planner)
Virginia Department of Transportation (VDOT).
Comments reflect information available at the time the development proposal was reviewed, and should
not be considered final. however, the Site Review Committee has attempted to identify all issues that
could affect approval of the proposed project.
Please make the revisions that have been identified as necessary for preliminary approval by the Site
Review Committee. If you choose not to make the requested revisions, please submit in writing
justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17"
copy to the Department of Community Development including responses to each of the attached
comments of the Site Review Committee by N/londay September 17` 2007. Failure to submit this
information by this date will result in suspension of the review schedule. Review will resume when
revisions are submitted along with a reinstatement tee of $65.

Dear Mr. Brooks:
Below are VDOT's comments on the Site Plans for the September 6` 2007 Site Review Committee
Meeting:
SDP- 2007 -00075 Mount Calvary Baptist Church (Megan Yaniglos)
The speed on route 738 is 25 mph. 280 feet of sight distance needs to be shown on the plan
for the entrance.
The proposed entrance needs to be designed in accordance with the Minimum Standards of
Entrances to State Highways and VDOT's Road Design Manual.
SDP - 2007 -00078 NGIC Expansion (David Pennock)
Road and drainage plans need to be provided for the extension of Boulders Road.
The plan needs to address the need for a right turn lane into the site.
The plan needs to show the prolYered improvements to route 29.
The entrance to the site at Boulders Road needs to be designed in accordance with the
Minimum Standards of Entrances to State Highways and VDOT's Road Design Manual.
SDP - 2007 -00079 Verizon Tier II (Gerald Gotabu)
Sight distance needs to be shown on route 53 at the intersection of Gobblers Ridge Road.
SUB - 2007 -00282 Mechums Bluff (Megan Yaniglos)
The sight distance easement will need to be cleared and graded if necessary.
The posted speed on route 637 is 35 mph and the corresponding sight distance is 390 feet.
Road and drainage plans will be needed.
