However, the Site Review Committee has attempted to identify all issues that could affect approval of the proposed project. Please make the revisions that have been identified as necessary for preliminary approval by the Site Review Committee. If you choose not to make the requested revisions, please submit in writing justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17" copy to the Department of Community Development including responses to each of the attached comments of the Site Review Committee by Monday October 29` 2007. Failure to submit this information by this date will result in suspension of the review schedule. Review will resume when revisions are submitted along with a reinstatement fee of $65. Please note that there will be a 15 day period for response to the second round of comments after October 29 Failure to submit information within the 15 day period will result in denial of the preliminary site plan. One hundred feet on -site sight distance must be maintained by use of curbed islands a minimum 6' off building corners or other obstructions. 2. Curbing required on all proposed parking areas and travelways with VDOT designation (CG -2, CG,6) 3. All parking rows must be protected by curbed islands (for both the parallel and perpendicular spaces). The parallel spaces must be also be protected by curbed islands on the back side (side adjacent to the canopy. Curb islands must be a minimum 3' in width. 4. Will the existing perpendicular parking area directly adjacent to the guardrail and trees be removed or relocated? 5. Proposed parking areas cannot exceed 5% grade in any direction. 6. Please provide pavement design /details for proposed paving. 7. Please provide an adequate sidewalk detail: minimum 4" stone base and 4" of concrete of 3000 psi at 28 days, or stronger. 8. Please provide Albemarle County general construction notes per Design Manual. 9. The tree protection is shown in the pavement. There doesn't appear to be any work near the trees. Tree protection is probably not needed. The revisions made in these drawings resolve the outstanding conditions of ARB approval. You may consider this letter your Certificate of Appropriateness. This approval is predicated on the fact that the design and materials, as proposed and exhibited for review, will be used. The acceptance of approval implies that the applicant has agreed to execute the design as indicated on the site plan, attachments, materials, samples, and other submittal items presented. Any change in the approved design or materials will require an amendment to the plan and must be reviewed and approved by the Architectural Review Board. The Board by a vote of 5:0 approved the request, pending staff administrative approval of the following conditions: 1. Provide for review front and side elevations of the addition, and side elevations of the canopy, to clarify the relationship of both the addition and canopy to the existing building and to each other, and to clarify the method of support for the canopy. Provide all elevations to scale and indicate the scale on the drawings. 2. Revise the architectural elevations to include a materials schedule specifying the following materials and colors: a. EIFS: Sto, gray dawn b. Storefront: Aluminum with clear anodized frames and clear insulated glass c. Fascia: To match EIFS color d. Brick: To match brick base at front of dealership building 3. Revise the photometric plan to show illumination levels calculated using a maintenance factor of 1.0. Ensure that lighting levels do not exceed 30 footcandles. Revise the luminaire schedule to clearly note the color of the proposed fixtures. 4. Provide for review complete details on all proposed signs. (Reference the ARB Sign Review Checklist.) 5. Revise the site plan to show the proposed planter on the west side of the building. Provide for review complete information on the plants proposed for the planter. Indicate on the plan that the brick for the planter will match the brick at the front of the showroom building. 6. Add understory of evergreen shrubs in island between Entrance Corridor and building. 7. Drawing as submitted 11 -5 -07 A2.1 showing full frontage addition shall govern. Please provide: 1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each drawing. 1 A memo including detailed responses indicating how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and approval. 3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure proper tracking and distribution. When staffs review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued.
