The minor amendment for the Albemarle Baptist Church, received on 06 November 2007, has been
reviewed. The engineering review for current development cannot recommend approval to the plan until
the following items have been adequately addressed with the plan:
A. Final site plan comments:
1. Please provide profiles, computations, drainage maps, invert elevations, etc. for the new drop
inlets and 18" pipe system that are now shown on the minor amendment. These items were
not shown on previously approved plans. [ 18- 32.6.6d]

RE: SDP 2007 -132 Albemarle Baptist Church — Minor Amendment to Approved Site Plan

Dear Mr. Sanders:
1 have reviewed your submittal of November 5th for the above - referenced project consisting of the
following:
Sheet C1.01, Site Plan — Phase 1, latest revision date 11/01/07 consisting of an "As Built" plan
of this project.
Sheet L1.01, Landscape Plan — Phase 1, latest revision date 11/05/07 consisting of a minor
amendment to the approved landscape plan.
Sheet C1.01, Site Plan — Phase 1 shall contain the following:
1. A narrative giving specific references to variations made at the site from the approved site
plan. Said specific references shall include but not limited to:
a.) building location with reference to property and setback lines;
b.) parking paving and striping as well as paving material, i.e., impervious surface or
gravel;
c.) utilities location and grade as installed;
d.) erosion and sediment controls installed that vary from the approved plan, i.e.
drainage channels shown, material;
e.) storm water maintenance, please show all calculations, pipe sizes, grades, outfalls,
and detention areas [size and depth].
2. Remove all "Future" additions, structural or parking, shown on this plan or place a note in
bold font:
All references to future development are not for review at this time. Approval
of this plan does not constitute approval of any future facilities, including but
not limited to structural, paving or storm water maintenance facilities."
3. Please add professional seal and signature to the drawing(s) for resubmittal.
Sheet L1.01, Landscape Plan — Phase 1
The approval of the landscape plan is a function of the Architectural Review Board (ARB) as this project
lies within the Entrance Corridor Overlay District and is subject to the time frames set be that section of
the Department of Community Development. To expedite this project you may wish to bond the
landscaping and resubmit the landscaping plan as a minor amendment to an moved site plan. An ARB
Certificate of Appropriateness, previously issued on August 2, 2007 for the Minor Amendment, will
remain in effect. Proposed changes in the above referenced drawing involve substitutions to approved
trees species, and the location of the monument sign. These changes do not represent a substantial change
to that Minor Amendment and meet all the guidelines observed in the original approval. As a result, the
Certificate of Appropriateness, issued on August 2, 2007, will remain in effect.
The revisions included in this submission must address all outstanding conditions of approval. This
approval is predicated on the fact that the design and materials, as exhibited for review, have been used.
The acceptance of approval implies that the applicant has agreed to execute the design as indicated on the
site plan, attachments, materials, samples, and other submittal items presented. Any change in the
approved design or materials will require an amendment to the plan and must be resubmitted, reviewed
and approved.

This landscape plan is subject to ARB approval. Changes to the approved landscape plan will require
ARB review and approval and will require additional time. To expedite the occupancy of the completed
building, the landscape plan revisions should be eliminated from this submittal and you can bond the
approved plan. You can then resubmit the landscaping plan as a minor amendment to the approved site
plan or with Phase II (future building and parking) plan approval. Proposed changes in the approved
landscape plan involve substitutions to approved trees species, and the location of the monument sign.
