As background information, the original plan 4WPO -2007 -00074 was approved on October 5,2007 and proposed thirteen (13) attached single - family dwellings on approximately 8 acres ofland. With this amended application, the applicant desires to increase the number of lots by fiveforatotalofeighteen (18) attached single- family dwellings. The resulting density of 228 du /acislessthanthemaximumasallowedby -right under the existing R -4 zoning with the by -rightClusteroption. This plan is being submitted in conjunction with the preliminary application conference held withMr. David Pennock and Mr. Phil Custer on November 26, 2007. In this meeting, we discussedtheapplicant's proposal to provide five (5) additional lots for a net of 18 total lots. It wasdeterminedatthismeetingthatthepreliminaryplanandconstructionplancouldbeapprovedadministrativelyifthefollowingconditionsaremet: No additional waivers are being requested with the amended application. Planning Commission review is not requested by any of the notified adjacent propertyowners. One of the issues discussed at the meeting was for the applicant to ensure that stormwatermanagementbeprovidedfortheincreaseinimperviousarea. As discussed, in the event that thepondfootprintneededtobeincreased, then a waiver would be required to amend the criticalslopeareabeingdisturbed. }However, by making minor adjustments to the pond grading asshownintheattachedplans, the applicant is able to provide adequate stormwater managementwithoutincreasingthefootprintareaofthepond.
