The Albemarle County Planning Commission, at its meeting on, May 6, 2008, recommended approval with
the following waivers as recommended by staff: Section 4.2.5 — disturbance of critical slopes, Section 4.7
Open Space; Section 14 -410 (I) — Installation of Curb and gutter and Section 14 -422 (E) — Installation of
sidewalks, by a vote of 6:0.

RE: SDP - 2008 -013 Dunlora Gates- Preliminary Site Plan
Dear Mr. Myers:
The Planning Commission approved the above - referenced site plan at its May 6 2008 meeting and the
Planning Commission granted approval of your request for the following waivers:
1. Modification of Section 4.2.5 — disturbance of critical slopes
2. Section 4.7- Open Space
3. Waiver of Section 14 -410 (I)- Installation of Curb and gutter
4. Waiver of Section 14 -422 (E)- Installation of sidewalks
The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of
Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on May 6th,
2009. If the preliminary site plan approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to
the Department of Community Development. This letter must be submitted with the tentative plans, as a
checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be
denied.
The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated
applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a
separate application to be filed with the Department of Community Development at a later date.
Once the tentative plan is submitted and reviewed you will receive comments from all
departments /divisions /agencies that have made comment on the tentative plan. Any further responses
must be made directly to each department /division/agency that has further comment. After all
aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with
the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan
application, and final site plan fee to the Department of Community Development. Signing of the plans
will occur within one week once it is determined that the final site plan mylars reflect all tentative
approvals.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in
addition to the following conditions.
The Zoning & Current Development Division shall not accept submittal of the final site plan for signature
until tentative approvals for the following conditions have been obtained:
Zoning & Current Development approval to include:
Cl [32.6] All applicable items as specified in Section 32.6 of the ordinance.

Chapter 17 and Design Manual] Approval of the ESC and SWM plans.

Albemarle County Service Authority approval to include:
4" water line can not support fire flow to proposed hydrant. Two hydrants can not be served
by a 6" main.
Final water and sewer plans are required for our review and approval prior to granting
tentative approval.

VDOT approval to include:
Plans need to include a vertical alignment.
Final plans need to include pavement and drainage computations.
The reduced radius on the cul -de -sac needs approval from the county and emergency services
to be acceptable.
