Engineering review for current development has the following concerns about this preliminary plan at this time. 1. The addition of the modular laboratory eliminates 2 parking spaces in the area of Building 101. Provide parking calculations showing adequate spaces for the apartment complex per the design standards specified in the Site Plan Ordinance and the County Design Manual. 2. Regarding the dumpster pad to be added in the area of Building 101 — The presence of a garbage collection truck in this area could cause traffic disruption on the main entrance road into the apartment complex, and possibly result in a back -up onto State Route 742. Also, site distance from Building 101's parking area onto this main entrance road could be affected by the solid privacy fence to be erected around the dumpster. Please provide more details about the Pet Walk Area. Is a fence all that is to be constructed there? Will any grading or surface improvement take place? Also, revise the cover sheet to state that there are 2 dumpster pads, not three. You will need to submit 5 total copies of the plan, one mylar, 3 paper for the county, and one copy of your choice- mylar or paper. Please let me know if you have any questions.
