Subject: SDP - 2008 -05I- Innovation Drive- Minor Site Plan Amendment
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
32.7.9] Trees can not be within a utility easement. Move the dogwood trees so that they
are out of the easement.
32.7.9] Black gums are large shade trees. As shown on the plan, they are planted too
close together. Revise to show these trees accurately, which may involve reducing the
number planted.
32.7.9] The evergreen tree's common name is incorrect, `Virginia Cedar' should be
Eastern Red Cedar'.

A. Minor Amendment (Apr 28 2008 comments)
1. Trees cannot be located in drainage easements. Easements do not have to be centered over pipes.
The lines can be anywhere within the center third of the easement. Drainage easements must be
recorded prior to minor amendment approval.
2. The proposed ditch must be in a drainage easement to the property line.
3. The labels for "top of wall" are labeled - 13W" instead of "TW"
4. Slopes steeper than 3:1 require non grassed low maintenance ground cover.
5. Please provide inlet calculations and ditch calculations.
6. Please provide inlet shaping in each proposed manhole /inlet.
7. Walls over 4 feet in height require safety railing. Engineering recommends lowering the wall to 4
feet in height.
8. This plan is a minor amendment to SDP200600107 — Northern Fire and Rescue Station #2 — Final.
B. Erosion Control Plan (Mar 21 2008 comments)
9. A minor amendment to the existing site plan on site is required and must be approved prior to a
grading permit can be issued for the proposed improvements.
10. The ESC narrative refers to a separate Stormwater Management Plan for this site. I do not see any
proposed Stormwater Management. Please clarify.
11. Please provide accurate current existing topography at the time of submittal, including all existing
site features, and any recent disturbances, all at a legible scale. This area is currently being
disturbed for the ESC plan associated with the Northern Fire Station. The grading permit appears
to include areas proposed to be disturbed with this submittal. This plan should be coordinated with
the Northern Fire Station Plan: SDP200600107 and WP0200600034. The plan should also be
coordinated with any plans for the Lewis and Clark Road Plans /ESC /SWM plans.
12. Please provide the date and source of the topographic information: All topography should be at
least visually field verified. The topography in the field may be changed due to the current work
going on at the site.
13. Please provide a benchmark location, elevation and datum for topography.
14. Please show all existing easements (access, drainage, sight, sanitary easements, etc.) with deed
book references, locations and dimensions.
15. Please show the County ESC notes on the plans, verbatim.
16. Please show a construction entrance (CE) on the plans.
