The Albemarle County Planning Commission, at its meeting on June 24, 2008, approved the above -noted
petition, by a vote of 5:0.
Please note the approval was based on the following conditions:
1. Provision of screening between Northridge and adjacent Rural Areas property if disturbance for
installation of sewer line occurs; and establishment of screening buffer, if adequate buffer does not
currently exist.
2. Applicant shall submit a traffic study to address signal warrants for a signal prior to approval of final
site plan.
3. All existing lighting on Northridge site shall be modified to meet the current requirements of Section
4.17
4. Provision of inter - parcel connection to allow vehicle access between Tax Map Parcels 59 -23B and 59-
23C1. The access shall not exceed 10% slope.
In reference to the parking determination dated June 12, 2008 from Amelia McCulley, Zoning
Administrator, the following conditions of the preliminary site plan approval (for both plans) related to
parking are recommended:
One or more additional parking studies shall be conducted throughout a typical business day to
determine actual parking occupancy;
Both site plans shall either be combined into one site plan or shall be approved together so the
LTACH development may not proceed without the parking and circulation infrastructure provided
with the Sieg Maintenance site plan;
The final site plan shall detail the following:
a) Existing and proposed parking
b) Parking requirements and provisions for each of the uses on all of these properties
c) The cumulative requirements and
d) Any provisions to enforce /implement the restrictions for employee parking, such as signage
and the like.

Dear Sir and Madam:
The Department of Community Development hereby grants administrative approval to the above
referenced site plan (s).
The approval of the preliminary site plan is valid for ( I ) one year in accordance with Section 32.1.3.1 of
Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on
07/15/2009. If the preliminary site plan approval expires, a new application must be tiled and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan
copies to the Department of Community Development. '['his letter must be submitted with the tentative
plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative
plan will be denied.
Lrosion and Sediment Control, B:\ StormNvater Llanagement, and road plans with the associated
applications and fees must also be submitted with the eight (8) tentative Plans.
Once the tentative plan is submitted and reviewed you will receive comments from all
departments /divisions /agencies that have made comment on the tentative plan. Any further
responses must be made directly to each department /division /agency that has further comment.
After all aforementioned departments /divisions /agencies have granted a tentative approval, you
must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the
final site plan application, and final site plan fee to the Department of Community Development.
Signing of the plans will occur within one week once it is determined that the final site plan nylars
reflect all tentative approvals.
Tile final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in
addition to the following conditions.
The Department of Community Development shall not accept submittal of the final site plan for signature
until tentative approvals for the following conditions have been obtained:
