CONSERVATION PLAN NOTES:
I. All trees to be preserved d protected shall be marked with paint or

2. The number of warehouse wall 119K5 was reduced from
five to three ('B").
3. The three poles lights on the perimeter of the parkin area
were not installed and were removed from the plan ('A ").
4. Two segmental retaining walls were added at the lower level
of the office building (rear).
5. A 12'x I6 concrete slab was added at the lower level of
the office building (rear).
6. A dumpster was not Installed and was removed from the plan.
1. Changes were made to sheets I, 5, 8 and 9.
The September 23, 2008 amendment shows the following:
I. Improvements that have been built have been labeled as existing
2. The wood fence on top of the retaining wall on the west side of
the shop building was shorten by 10 -feet. This was done only In
the area were the wall is less than 4 -feet In height.
3. A concrete walk has been added west of the shop
connecting the two parking lots.

I. Prior to any construction within any existing public riot - of - way, Including Connection to
existi road, a permit shall be obtained from tie Vlrglnio D artrnent of
rT 4 orte - tlon NDOT). This plan as drawn may not accurately reflect the requirements
yofoovvthe permit. INiere any discrepancies occur "the requirements of the permit shot I
2. Gonstructlon Inspection of all proposed roads within the development will be made by
the County. The contractor must notify the Department of Engineering (2q6 -5861) 48
hours in advance of the start of construction.
3. All materials and construction methods shall conform to current ssppecifications and
standards of VDOT. All excavation for underground pipe instal latlon must comply with
OSHA Standards for the Construction Industry (2 ICF R Part Ig26).
4. Ero'slon and siltation control measures shall be provided In accordance with the approved
erosion control plan and must be installed prior to any clearing, grading or other
construction.
5. Upon completion of the fine grading and preparation of the roadbed subrade, the
contractor shall have GBR tests performed on the subgrade loll. Three i`3) Goples of the
test results shall be submitted to the County. If a subgrade soil GBR of 10 or greater Is
not obtainable, a revised pavement design shall be made by the design engineer and
submitted with the tests results for approval.
6. All slopes and disturbed areas are to be fertilized, seeded and mulched. The maximum
allowable slope is 2 :1 (horizontal :vertical). k*ere reasonably obtainable, lesser slopes of4 :1 or better are to be achieved.
T Surface drainage and pipe discharge must be retained within the public right -of -way or
within easements prior to acceptance by VDOT. All drainage outfoll easements are to be
extended to a boundary line or a natural watercourse. The contractor shall field verify the
length of all storm drainage pipe.
8. Guardrail locatlons are approximate. Exact length, location and appropriate end
treatments will be field determined at the time of construction. Additional guardrail may
be required at locations not shown when, in the opinion of VDOT, the Director of
Engineering, or the Directors designee, it is deemed necessary. When guardrail Is
required, It shall be Installed four (4) feet offset from the edge of pavement to the face of
gguuardrail, and roadway shoulder widths shall be Increased to seven (7) feet.
q. Fhere urban cross sections are installed, all residential driveway entrances shall conform
to VDOT C,6-q(A, B or G).
10. Where rural or-oss sections are Installed, all residential driveway entrances shall conform
to VDOT stancdad PE -1.

channel when, illn the opinion of VDOT, the Director of Engineering, or the Directors

12. A minimum dear zone of ten (1O Peat from the edge of pavement shall be maintained on
all residential subdivision streets. Additional clear zone may be required depending on
the category cof road design.
13. Compliance wltth the minimum pavement width, shoulder width and ditch sections, as
shown on the ttyplcal pavement section detail, shall be strlctly adhered to. The cross
slope shall be' maintained as shown on the plans. Exceptions will not be allowed.
14. All required slolgi , (stop, street name, speed limit signs, etc) are to be furnished and
Installed by then developer prior to acceptance. Signs and their installation shall conform
to "Albemarle County Road Naming and Propperty Numbering Ordinance and Manual"
and the Virglnblo Manual for Uniform Traffic Control Devices. The locations of all signsareshownontthelans. The developer shall be responsible for maintenance of the signsuntiltheroadshavebeenacceptedIntothestatesecondaryroadsystem. The speed limits
