The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on June 11, 2009. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to the Department of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. Erosion and Sediment Control, BMP Stonnwater Management, and road plans with the associated applications and fees must also be submitted with the eight (8) tentative Plans. Once the tentative plan is submitted and reviewed you will receive comments from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division /agency that has further comment. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Zoning & Current DevelopMent approval to include: Final site plan check list and include addressing all the items in the 5/30/08 memo from Lisa Glass; Section 32.5.6 and e) Approval of Final Landscape Plan; to include addressing comments from Claudette Grant regarding the ZMA proffers. Section 32.5.6 ) Final Site plan shall match the approved ARB plan; to include addressing the comments in the 3/26/07 letter from Brent Nelson. Section 32.5.6 n) Approval of a Lighting Plan; Section 32.5.6) Final plan must meet all of the approved 'ZMA conditions and proffers. Section 32.5.6 n) Make a note on the plan referencing the administrative approval of dumpster pad waiver on 6/5/08. Engineering approval to include: The final submittal shall address site plan check list as well as all the items in the June 2, 2008 memo from Amy Pflaum Section 32.5.6) Distinguish graphically between the new sidewalk, sidewalk to remain and sidewalk tot be removed. Section 32..6 s) Addressing the (a) storm water drainage areas, (b) the 15" -pipe outflow and (c) stormwater removal rates. Section32.5.6 s) Show traffic lanes in Hydraulic and Georgetown Road, to include direction of traffic in lanes and left turn movements. Albemarle County Service Authority approval to include: ACSA site plan approval to include specifically addressing the easement shown at the south property line as 12 feet wide. VDOT approval to include: Addressing all items form the May 7, 2008 letter from Joel DeNunzio; Previous comments for the ZMA 2006 - 00014; Coordinate with VDOT Georgetown Road Project; Address location of entrance; Show the intersection of Rt. 656 and Rt. 743, including all existing and projected traffic needs; Show sight lines; Address left turn for north bound vehicles; Determine if a Chapter 527 study is required by showing proposed traffic needs.
