GENERAL CONSTRUCTION NOTES
1. PRIOR TO ANY CONSTRUCTION WITHIN ANY EXISTING PUBLIC RIGHT -OF -WAY,
INCLUDING CONNECTION TO ANY EXISTING ROAD, A PERMIT SHALL BE OBTAINED FROM
THE VIRGINIA DEPARTMENT OF TRANSPORATION (VDOT). THIS PLAN AS DRAWN MAY
NOT ACCURATELY REFLECT THE REQUIREMENTS OF THE PERMIT. WHERE ANY
DISCREPANCIES OCCUR THE REQUIREMENTS OF THE PERMIT SHALL GOVERN.
2. ALL PAVING AND DRAINAGE RELATED MATERIALS AND CONSTRUCTION METHODS
SHALL CONFORM TO CURRENT SPECIFICATIONS AND STANDARDS OF V.D.O.T.
UNLESS OTHERWISE NOTED.
3. EROSION AND SILTATION CONTROL MEASURES SHALL BE PROVIDED IN
ACCORDANCE.WITH THE APPROVED EROSION CONTROL PLAN AND SHALL BE
INSTALLED PRIOR TO ANY CLEARING, GRADING OR OTHER CONSTRUCTION.
4. ALL SLOPES AND DISTURBED AREAS ARE TO BE FERTILIZED, SEEDED ANC
MULCHED. MAXIMUM ALLOWABLE FILL OR CUT SLOPE IS 2:1. WHERE REASONABLY
OBTAINABLE LESSER SLOPES OF 4:1 OR BETTER ARE TO BE ACHIEVED.
5. PAVED OR RIP RAP LINED DITCH MAY BE REQUIRED WHEN IN THE OPINION OF THE
DIRECTOR OF ENGINEERING, OR HIS DESIGNEES, IT IS DEEMED NECESSARY IN
ORDER TO STABILIZE A DRAINAGE CHANNEL.
6. ALL TRAFFIC CONTROL SIGNS SHALL CONFORM WITH THE VIRGINIA MANUAL FOR
UNIFORM TRAFFIC CONTROL DEVICES, LATEST EDITION.
7. UNLESS OTHERWISE NOTED ALL CONCRETE PIPE SHALL BE REINFORCED
CONCRETE PIPE CLASS III.
B. ALL EXCAVATION FOR UNDERGROUND PIPE INSTALLATION SHALL COMPLY WITH OSHA
STANDARDS FOR THE CONSTRUCTION INDUSTRY ( 29 CFR PART 1926 ).
9. IT SHALL BE THE CONTRACTORS RESPONSIBILITY TO CHECK ALL DIMENSIONS, SITE
CONDITIONS, FINAL GRADING AND FIELD LAYOUT ON -THIS PROJECT AND REPORT ALL
INCONSISTANCIES TO THE ENGINEER, SURVEYOR, ARCHITECT AND OWNER. SHOULD
THE CONTRACTOR FAIL TO COMPLY WITH THE ABOVE HE WILL ASSUME TOTAL
RESPONSIBILITY FOR ANY ERRORS AND INCONSISTANCIES.
10. THE SPILLOVER OF LIGHTING FROM PARKING AREA LUMINARES ONTO PUBLIC ROADS
AND PROPERTY IN RESIDENTIAL OR RURAL AREAS ZONING DISTRICTS SHALL NOT
EXCEED ONE HALF (1/2) FOOT CANDLE.
11. ALL SERVICE UTILITIES ARE TO BE PLACED UNDERGROUND.
12. IN LIEU OF CONCRETE STORM DRAIN PIPE ADS N -12 CORRUGATED POLYETYLENE
PIPE MAY BE USED IN CONJUNCTION WITH BEDDING TYPE PB -1.
13. ALL CONSTRUCTION AND MATERIALS SHALL COMPLY WITH THE STATE BUILDING CODE
IN EFFECT AT THE TIME OF CONSTRUCTION.
14. EACH OUTDOOR LUMINAIRE EQUIPPED WITH A LAMP WHICH EMITS 3,000 OR MORE
INITIAL LUMENS SHALL BE A FULL CUTOFF LUMINAIRE OR A DECORATIVE LUMINAIRE
WITH FULL CUTOFF OPTICS.
WATER AND SEWER GENERAL PLAN NOTES
1.WORK SHALL BE SUBJECT TO INSPECTION BY ALBEMARLE COUNTY SERVICE
AUTHORITY INSPECTORS. THE CONTRACTOR WILL BE RESPONSIBLE FOR
NOTIFYING THE PROPER SERVICE AUTHORITY OFFICIALS AT THE START OF WORK.
2. THE LOCATION OF EXISTING UTILITIES ACROSS OR ALONG THE LINE OF THE
PROPOSED WORK ARE NOT NECESSARILY SHOWN ON THE PLANS AND WHERE
SHOWN ARE ONLY APPROXIMATELY CORRECT. THE CONTRACTOR SHALL ON HIS
OWN INITIATIVE LOCATE ALL UNDERGROUND LINES AND STRUCTURES AS
NECESSARY.

1. The Owner shall install a permanent 5 -bike bicycle rack as shown on the revised plan entitled, General DevelopmentPlanpage2of4 , dated 1 -19 -07 and last revised 2- 25 -08, hereinafter referred to as the Plan Installation of the bicyclerackshallbecompletedpriortotheissuanceofthecertificateofoccupancyforthebuildingtobeerectedontheproperty.
2. The' Owner shall construct one bus shelter as shown on the Plan with the dimensions as follows: nine foot (9 ) - wide
shelter with six foot (6 ) all metal bench with back. Construction of the bus shelter shall be completed prior to theissuanceofthecertificateofoccupancyforthebuildingtobeerectedontheproperty. If VDOT and the Countytransportationplannerdonotdeterminethelocationofthebusshelterpriortofinalsiteplanapproval, then upon thesubsequentdeterminationoftheshelterlocationbyVDOTandtheCountytransportationplanner, and upon written
request by the County, the Owner shall construct the shelter and metal bench in the selected location at its sole expense,but not to exceed seven thousand eight hundred dollars ($7,800). The Owner shall complete construction of the shelter
and bench within 90 days after the date of the writo-n request by the County.
3. Each building to be constructed on the property f'dll be rated a minimum of Certified (or demonstrated to the
County s Director of Community Development s satist ='tion to be eligible to receive such certification) under the LEED-
NC Green Building Rating System for New Construction and Major Renovations, Version 2.2 (October 2005) or the
LEED Green Building Rating System for Core 6 Shell Development, Version 2.0 (July 2006), as applicable (collectively,the LEED Compliant Commercial Space ). Prior to issuance of the building permit for any proposed LEED compliantspace, the Owner shall provide to the County Director of Community Development a certification from a LEED certified
architect that such space, if constructed in accordance with the building plans, is designed to achieve the minimum
Certified rating under LEED provided in this Proffer 3. Before the Owner requests a certificate of occupancy for anybuildingforwhichaLEEDcertifiedarchitectrenderedsuchacertificate, the Owner shall submit to the County s DirectorofCommunityDevelopmentawrittenstatementfromthearchitectthatthebuildingwasbuilttotheplansonwhichtheopinionwasbased. For each building containing LEED compliant space, the Owner shall provide a copy of the LEEDcertificationtotheCounty's Director of Community Development within one (1) year after the date the certificate of
occupancy was issued for that building.
4. The preliminary and final site plan shall delineate the Conservation and Preservation Areas on the property. The Owner
shall replace trees that must be removed in Conservation Areas. Replacement shall be two (2) trees of similar species orqualityforeachremovedordestroyedtree. All tree replacement shall be in accord with the final landscape plan forthefinalsiteplanfortheProperty. The Owner's obligation to replace trees within the Conservation Areas shall be
completed within the following planting season. The trees to be replaced must be in excess of 12 dbh and shall be
replaced with trees of the same or a similar species or quality of not less than 2.5 dbh, as determined by the County sDirectorofCommunityDevelopment.
