We bclic\c that this endea\or is ahsolutely Consistent and Supporti\C ofthe county's COmpreflCnsive plan to foster agriculture in the Rural Area in which our tali» lies. The buildings wC x\ ill be constructing are fai use structures. The larger of the two ill hOLISC the press and tank room for cider production. This will not be open for public use. A separate and smaller (1 150 square feet) Tasting Room «ill provide a sales area for the produCt and rCStroom facilities tin \ isitors. The scalC and appearance of both will be similar to our existing barn and sheds be one story of weathered hoard siding and metal roofs. Since \ c look on this site ourselves and it iS visible trom our entry, we ha\ c engaged an architect to assist us in making it unobtrusive and in keeping with what is already here. As to the need f a site plan for this project, we think that most of the issues raised in the COUnty Code Section 32.5 have already been mct in satisfying the requirements and needs for our Farm ;Market License. The traffic generated by the cidcry will be seasonal and largel occur when we arc not selling trCsh ti ThcrctOre, the available parking will be more than adequate. Our property already has a commercial entrance per 'DOT SpecitiCatioilS COmplCtcd in 1003. The entry cnioys a long site line on Route 2 and there have been no issues generated by our business there. Our site and existing barn is wC11 Off l'.S. Route 9, situated about 30 vards tram that hi( ay and reached by a regularly maintained hard gravel SurfaCCd road that has been in Continual use for Over 13 years. The barn is Situated amidst tields and Orchard and is at significant distances ti neighboring properties. It is o\ cr 200 feet from the property line of Parccl 87 -39 which we also Own and o\ er 400 feet from the parcel beyond that. On the southern side, it is o\ er 300 \arils to the ncarC,t adjacent property. There is ample room for harking at the barn, k ith space for 15 or 0 cars. The attached conceptual schetlatic plan designates ten contiLYuous places yhich should certainiti exceed anything necessary at any one time. We respccttully request that a site dc\ elopillent plan be kN aired. We are a stand alone enterprise so traffic should he scattered and spread over the hours of operation rather than concentrated. One or t"o erllployecs should be sufficient ti)r the trade eye anticipate. "ith perhaps a supplementary helper at peak periods.
