Proposed Entrance & Office Building - Preliminary Tax Map 79, Parcel 7 Dear: Matt Wentland The Albemarle County Planning Commission, at its meeting on, September 22, 2009 approved the above - noted petition, by a vote of 6:0. The critical slopes waiver based upon the findings in the staff report and preliminary site plan as modified, the conditions are as follows. 1. Must meet the requirements of Chapter 18 Section 32.6 for Final Site Plans. 2. Approval by the Architectural Review Board (ARB) of the final site plan. 3. The western most entrance to be closed and used for emergency access only. The middle entrance shall be closed. The Planning Commission granted approval of your request for the following waivers: 1. Chapter 18 Section 4.2.5- Waiver of Critical Slopes The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on September 22, 2010. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to the Department of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a separate application to be filed with the Department of Community Development at a later date. Once the tentative plan is submitted and reviewed you will receive comments from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division/agency that has further comment. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Zoning & Current Development Division shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Zoning & Current Development approval to include: Must meet the requirements of Chapter 18 Section 32.6 for Final Site Plans Approval by the Architectural Review Board (ARB) of the final site plan The western most entrance to be closed and used for emergency access only.
