the road.
7. Provide the horizontal alignment data on the roads.
8. Street design data on sheet R -4 lists University Village Road but the plans show

1. It appears that the parking and detention facility for this site is in conflict with a
previous plan for the widening of Proffit Road and the construction of a
roundabout at this intersection. The road plan indicates that there has been a
dedication of right of way for the road widening and intersection improvement.

Reviews Comments: 1Long - range planning staff has reviewed this major amendment for compliance with the County's
Comprehensive Plan, including the Neighborhood Model. The proposed one -story building does
comply with the Comprehensive Plan land use designation. Staff appreciates the way the proposed
building will create a line of building fronts along Timberwood Blvd. and the fact that the parking is
mostly relegated. Staff has the following additional improvements to recommend:
1. Extend the sidewalk along the fuill frontage of Timberwood Blvd. that is owned by the applicant.
2. Moving the newly striped parking lot to another part of the property would leave room for another
building on the other side of the existing building.
13. If possible, move the handicapped parking spaces closer to the buiidling.
