The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on June 15 2011. If the preliminary site plan approval expires, a new application must be filed and processed. Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to the Depattutent of Community Development. This letter must be submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be denied. Erosion and Sediment Control, BMP Stormwater Management, and road plans with the associated applications and fees must also be submitted with the eight (8) tentative Plans. Once the tentative plan is submitted and reviewed you will receive comments from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division /agency that has further comment. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Zoning & Current Development approval to include: Meet all the requirements in Chapter 18 Section 32 for final site plans, including landscape plans, and lighting plans. Engineering approval to include: The plan must meet all engineering requirements of the Water Protection, Subdivision, and Zoning Ordinances in addition to all engineering standards detailed in the County's Design Manual. All roads depicted on this site plan must be designed and approved. Road plans should be submitted with an accompanying plat of the required public right -of -way. Previously submitted and /or approved Road Plans (WP02008 -106, SDP2008 -72, and SDP2009 -45) must be amended to match the site plan. At the time of subdivision of the lots in these blocks, it must be demonstrated that the requirements Proffer #7 have been met. Albemarle County Service Authority approval to include: Execution of the Old Trail Village Agreement addressing the capacity issues with the downstream sanitary sewer system. Revised agreement related to the removal of previously approved single- family lots from the sewer model to accommodate proposed lots in Blocks 4, 11, 13, 14, and 23. VDOT approval to include: It looks like the increase in the radii at these entrances gives you the minimum 24 foot width at the ROW line which meets the VDOT entrance standards for all but two of the entrances. The two entrances that do not meet this requirement are due to the ROW line being set back farther because of the parking lanes. The increase in the radii appear to accommodate the single unit track and are appropriate for the development. 1 would like the final plans to show all the dimensions for proposed radii.
