This permit to allow outdoor storage of nursery stock and plant materials associated with a landscape
contracting business in the Entrance Corridor.
The approval was subject to the following conditions.
1. Products shall be s ored only in the areas Indicated for storage on the Watkins $ Company Concept
Plan sheet L -I dated January 2008;
2. All nursery stock shall be stored on the ground without the use of racks, display stands or other similar
Items;
3. Any structure required for separating the mulch, topsoil and compost shall not exceed six (6) feet 1n height.
The design of such structure Is subject to review/approval by the ARB during the site plan review;
4. The site shall be landscaped according to the following criteria and ARB approval of landscape plan to
Include:
A mixed planting of trees and shrubs, both evergreen and deciduous, shall be provided In the thirty
30) -foot planting strip along the south side of the site and alongg the west side of the site from the shed
to the EG. The planting shall -be continued westward to the retolnTng wall In all areas disturbed by grading;
and
A mixed plantln shall be provide along the east side of the site to provide screening for the storage
areas and to blend with the surroundings; and
5. The porkinqq of trucks for the business be and the nine (g) -space parking lot shown on the Goncept Plan
shall be llm1ted as follows: A maximum of Tive (5) trucks may be parked between the mulch/topsoil storage
area and the five thousand nine hundred fifty (5,850) square feet nursery stock storage area during the night hours.

CONSTRUCTION NOTES FOR SITE PLANS
I. Prior to any construction within any existin public rl ht -of -way, Including connection to anyexistingroad, a permit shall be obtained 'From the Virginia Department of Transportation (VDOT).
This plan as drawn may not accurately reflect the requirements of the permit. Where anydiscrepanciesoccurtherequirementsofthepermitshallgovern.
2. All paving, drainage related materials and construction methods shall conform to current
s eclflcatlonsand standards of VDOT unless otherwise noted.
3. Erosion and siltation control measures shall be provided in accordance with the approved
erosion control plan and shall be installed prior to any clearing, grading, or other construction.
4. All slopes an disturbed areas are to be fertilized, seeded and mulched. The maximum allowable
slope 15 2:1 (horizontahvertical). Where reasonably obtainable, lesser slopes of 4:1 or better
are to be achieved.
5. Paved, rip -rap or stabilization mat lined ditches my be re ulred when In the opinion of the
Albemarle County Director of Engineering, or the Director s designee, It is deemed
necessary In order to stabilize a drainage channel.
6. All traffic control signs shall conform with the Virginia Manual for Uniform Traffic Control Devices.
7. Unless otherwise noted all concrete pipe shall be reinforced concrete pipe - Glass III.
8. All excavation for underground pipe Installation must comply with 05HA Standards for the
Construction Industry (2q GFR Part Ig26).
OTHER CONSTRUCTION NOTES
q. The location of existing utilities across or along the line of the proposed work are not necessarilyshownontheplansandwhereshownareonlyapproximatelycorrect. The contractor shall on
his own Initiative locate all underground lines and structures as necessary. 10. The contractor shall verify the locations of all boundaries, buildings, vegetation and other
pertinent site elements.
II. The contractor shall be responsible for notifying "MISS UTILITY" - 1-800-552-7001.
WATER &SANITARY SERVICES

FIRE PROTECTION
The existing building will not have a sprinkler system.
LIGHTING
Exterior lighting shall be In accordance with 5ection 4.17 and 32.7 of the Albemarle
Gounty Zoning Ordinance.
Each outdoor luminalre eulpped with a lamp which emits 3,000 or more maximum
lumens shall be a full cuto f luminalre and shall be arranged or shielded to reflect
light away from adjoining residential districts and away from ad acent roads.
No outdoor luminalre shall be mounted or placed at a location that Is more than
twenty (20) feet In height.
The spillover light from luminaires onto public roads and onto property within any
low-density residential district shall not exceed one-half (1/2) foot candle.
