The director is authorized to grant a variation from the following provisions of an approved plan, code or standard: 1. This request is for Area C, block 5 as shown on the approved application plan dated July 7, 2003 and described in the appro‘ ed ('ode of Development dated .tune 17. 2003. In addition to the \vritten request we have provided an exhibit ( "A ") that depicts out variation to the architectural standard described in the approved ('ode of cvelcrputent. l he town Center Area C. The adjacent row of townhouses fronting (hand Fork Boulevard showed single car garages to the rear of the units. 1 he approved site development plan (SDI' 2005 -95) provides Iwo car garage:, for per unit vithin this block. I he variation request is to provide surface parking for I(, of the 42 units within this block. The units we are requesting to provide surface parking hoot ou I'imberwood Boulevard and are referenced as lot 1 -10 un the approved site plan. Furthermore, we would like to split the single row of 10 units into two rows of units each. For the townhouses fronting (irand Forks Boulevard. we again request to split the single row uf' 10 units into two rows of units each and lea%c the garages as shown on the approved site plan. The basis for this request is to help reduce the overall mass of structures located within alley between the rows of townhouses (photographs provided showing the units already constructed). By removing the detached garages and splitting the rows of townhouses we will reduce the overall impervious area of the site, i'his additional green space will allow us to increase the tree canopy within the alley. This new concept will also allow us to provide a broader range of )rousing types and price points within the saute block.
