Grossmann Revocable Trust - Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302 (A)(1)] Name of subdivision. Include TMP 82-5 and all portions of TMP 82-4131 in the name of this boundary line adjustment since they both are being modified. Rev. 1: Comment Addressed. 2. [14-302 (A)(2)] Vicinity Map. Provide a vicinity map at the scale specified in the checklist (1 "=2,000'). Rev. 1: Comment Addressed. 3. [14-302 (A)(4), (6) & (15)] Private easements; Alleys and shared driveways; Identification of all owners and certain interest holders. There seems to be a driveway crossing TMP 82-4131. If any easement exists it should be shown and deed book, page and owner of record provided. Show the location and dimension of the driveway. If no easement exists please specify but still show the driveway's location and dimension. Rev. 1: Comment Addressed. 4. [14-302 (A)(5) & (15)] Public easements; Identification of all owners and certain interest holders. If an easement for phone line exists please specify and give all information available. Rev. 1: Comment Addressed. 5. [14-302 (A)(9)] Building Sites on proposed lots. The note specified in the checklist should be included for both TMP 82-4B1 and TMP 82-5 since both are modified by this boundary line adjustment. Rev. 1: Modify the building site note "J" to correct the typographical error in the size of the 17.445 acre residual parcel. 6. [14-302 (A)(10)] Right of further division of proposed lots. Modify the development rights notes for the 17.445 acre residue to match what is provided in the checklist and Albemarle County's Code. Include a development rights note on the cover sheet for TMP 82-5 since the parcel is being modified by this boundary line adjustment. Also add a note to the cover sheet that gives the number and date of the Letter of Determination that was made for the development rights for TMP 82-4 and therefore TMP 82-4131. (LOD2008-10 May 21, 2008). Rev. 1: Modify the right of further division note "I" subsection "1" to correct the tvpouraahical error in the size of the 9.571 acre portion of the residual parcel. 7. [14-302 (A)(11)] instrument creating property proposed for subdivision. Expand all your notes and labels to also include TMP 82-5 since it is changed by this boundary line adjustment. Rev. 1: Comment Addressed. 8. [14-302 (13)(4)] Places of burial. If there are burial sites anywhere within the property lines of TMP 82-481 or TMP 82-5 show them on the plat. Rev. 1: Comment Addressed. 9. [14-302 (13)(6)] Tax Map and parcel number. Include TMP 82-5 in the title and all reference of the properties affected by this boundary line adjustment. Rev. 1; Comment Addressed. 10. [14-302 (13)(7)] Reservoir watershed; agricultural -forestal district. This land is in a non -water supply watershed. Modify the notes to state this. Rev. 1: Comment Addressed. 11. [14-303 (A)] Statement of consent to division. Modify the note to include all of TMP 82-4131 and TMP 82-5 since both parcels are being changed. Rev. 1: Comment not fully addressed. Include the Tax Map Parcel numbers (both 82-4131 and 82-5) in the owner's consent statement. 12. [14-303 (13) & (F)] Section name or number; Identification of sections, blocks and lots. The 17.455 acre portion that has two development rights seems to be miss labeled. It seems to be "5A" but is labeled "6A". Rev. 1: Comment Addressed. 13-04-303 (C)] Boundary lines. Clarify why there is an existing property line where you show the labels for "Lot 5A" and "Lot 6A" near the label L3. If this is to show historical division lines for development rights please use a different line type and provide a legend delineating the use of each line type. Rev. 1: Comment Addressed. 14. [14-303 (E) & (L)] Dimension standards and information on all lots, streets, alleys, and easements and shared driveways; Public utility, drainage and site distance easements. Give the deed book and page number if not already provided. Show and dimension all existing easements, shared driveways, etc. Show a bearing and distance for the line separating Lot 5A and Lot 6A. Rev. 1: Comment Addressed. 15.[14-303 (H)] Monuments. Confirm that an iron pin was set and not found on the existing lot corner adjacent to TMP 82-6 and Paddock Wood Road. Rev. 1: Comment Addressed. 16.[14-303 (0)] Signature Panels. Update the owner's consent to also include TMP 82-5 and all portions of TMP 82-4131. Rev. 1: Comment Addressed. 17 [Comment] Because TMP 82-4B1 crosses the boundary with Louisa County they will also be reviewing this boundary line adjustment. Linda L. Buckler's (Louisa Deputy Zoning Administrator/Subdivision Agent) comment is: "After review, it does not appear that this plat describes the acreage of the property located in Louisa County. Please have the surveyor add that information. " Please provide detailed information on all portions of parcel TMP 82-4-B1 that crosses the line into Louisa County.
