RE: SDP2008 -147 St Anne- Belfield Lower /Middle School - Preliminary
Dear Mr. Gloeckner:
The Department of Community Development hereby grants administrative approval to the
above referenced site plan.
The approval of the preliminary site plan is valid for (1) one year in accordance with Section
32.4.3.1 of Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall
expire on December 16, 2009. If the preliminary site plan approval expires, a new application
must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative
plan copies to the Department of Community Development. This letter must be submitted with
the tentative plans, as a checklist, to document that you have addressed all requirements or
conditions, or the tentative plan will be denied.
Erosion and Sediment Control, BMP Stormwater Management, and road plans with the
associated applications and fees must also be submitted with the eight (8) tentative Plans.
Once the tentative plan is submitted and reviewed you will receive comments from all
departments /divisions /agencies that have made comment on the tentative plan. Any
further responses must be made directly to each department/division /agency that has
further comment. After all aforementioned departments /divisions /agencies have granted
a tentative approval, you must verify with the Planner that you may submit the final
mylars (2 sets), two paper copies, the final site plan application, and final site plan fee to
the Department of Community Development. Signing of the plans will occur within one
week once it is determined that the final site plan mylars reflect all tentative approvals.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section
32.6), in addition to the following conditions.
The Department of Community Development shall not accept submittal of the final site plan for
signature until tentative approvals for the following conditions have been obtained:
Zoning & Current Development approval to include:
1. [32.6.3] Approval of a landscape plan in compliance with Section 32.7.9. The landscape
schedule will need to show the canopy calculations.

Engineering approval to include:
1. All plan pages will have congruent information. The current discrepancies between page
of the submittal will be corrected.
2. Sheet CO.1 Notes # 5 and #6 will be completed. Note #5 appears to have information
missing and note #6 appears to refer to pipes, but is not clear.
3. All proposed roadwork will have 50' stationing shown on the road plan and profile.
4. Edge of pavement will be labeled (where there is no curbing) and a few radii are still
missing from the road plans.
5. Please show and label all utility crossings on the profiles for verification of adequate
placement and separation.
6. Sight distances will be shown on all entrances in accordance with VDOT standards.
7. All sidewalks will be a minimum 5' wide unless modified or waved by the agent. [18-
32.3.10]
8. Drainage structures will be congruently labeled on all pages and submittals.
9. Professional seal, signed and dated is required prior to final approval. [18- 32.6.1]
10. All applicable notes supplied in the County Design Manual will be shown on the plans.
11. VDOT Pavement design work sheets will be submitted for approval.
12. "Stormwater Maintenance Agreement" and fee required for final approval. [17 -304E]
13. VDOT approval is required for final approval.
14. Typical sections for proposed channels with locations referenced from the plan view
sheets.
15. Stormwater pipe will be a minimum 15" diameter for inspection and maintenance. The
County Engineer may allow a 12" pipe with adequate justification for the variance.
Please refer to the Design Manual minimum checklist for additional items required for final
approval before resubmittal.
Water protection review is not a part of preliminary review and will be sent in accordance with
The Virginia Erosion and Sediment Control Law.

Albemarle County Service Authority approval to include:
1. Final water plans are required for ACSA review and approval prior to granting tentative
approval.
2. All trees must be removed from water line easement.

1. Verify adequate fire flow is available.
