The Pollaks purchased the property for the purpose of growing wine - grapes and making wine. They chose the site for its natural micro- climactic attributes for grape growing and the area for its rural character and wine friendly disposition. The Estate consists of 98 acres of rural land with a single dwelling and farm buildings on one parcel and a winery on another. It is the intention of the Pollaks to preserve the rural character of the estate while living on the property. Jake Busching is the winegrower and general manager of the project. He has been a grape - grower in the county for 11 years and has worked at Jefferson Vineyards, Keswick Vineyards, and now grows grapes and makes wine for Pollak Vineyards. He has estate management history and sits on the Albemarle County Farm Bureau, Board of Directors, as the Viticultural representative. He and other staff members are currently working with Virginia Tech to create a Sustainability handbook for Virginia grape growers and believe firmly in preservation of rural areas and farm rights. The Pollak Vineyards winery project was begun on a farm winery permit in March of 2007 so wine could be made on site so as to have inventory for sale when the tasting room opens in 2008. The farm winery permit allows Pollak Vineyards to complete the building and grounds construction, but does not allow for the opening of a tasting room. This site plan application is to work towards the opening of the tasting room portion of the project for March of 2008. Drawings of the building show building footprint and square footage accurately, though changes were made to the board room space and to the outside patio /deck area. The patio exists as shown on the topographical survey not the architectural drawings. The change in board room space was the removal of the wall which formed a small office to its south. That office was not built. The team here at Pollak Vineyards has worked hard to be as prepared for this as possible by working with VDOT for our entrance, the Health Dept. for our waste water management systems, and by trying to comply with county regulations for farm wineries. We are not asking for any special use permitting for space requirements or other winery related use issues. We will not be preparing food on site or developing a restaurant, but have instead, supplied a catering kitchen for caterers to use for events on site. We plan to rent space for events in our building in the spirit of Albemarle County code. We at Pollak Vineyards have a good relationship with our neighbors and we plan to continue to be available to answer any questions from the public with regards to our operation.
