The approval of the preliminary site plan is valid for (I) one year in accordance with Section 32.4.3.1 of Chapter 18 of the AIhemarle County Code. Therefore, the preliminary approval shall expire on June 24, 2009. If the preliminary site plan approval expires, a new application must he filed and processed. Please address all of the requirements and conditions listed below and submit eight (81 tentative plan copies to the Department of Community Development. This letter must he submitted with the tentative plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative plan will he denied. Erosion and Sediment Control, BNIP Storm water Management, and road plans with the associated applications and tees must also he submitted with the eight 1:O tentative Plans. Once the tentative plan is submitted and reviewed you will receive continents from all departments /divisions /agencies that have made comment on the tentative plan. Any further responses must be made directly to each department /division/agency that has further continent. After all aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with the Planner that you may submit the final mylars 12 sets), two paper copies, the final site plan application, and final site plan fee to the Department of Community Development. Signing of the plans will occur within one week once it is determined that the final site plan mylars reflect all tentative approvals. The final site plan \gill be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions. The Department of Community Development shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained: Zoning & Current Development approval to include: Final site plan check list and include addressing Site Review Committee continents ; Off -site easements must he finalized prior to final site plan approval; Section 32.5.6 e) Approval of Final Landscape Plan; to include addressing comments from Claudette Grant regarding the ZMIA proffers. Section 32.5.6 ) Final Site plan shall match the approved ARB plan; to include addressing the comments in the 3/26/07 letter from Brent Nelson. Section 32.5.6 n) Approval of a Lighting Plan; Section 32.5.6) Final plan must meet all of the conditions for the approved Special Use Permit for drive -in window. Engineering approval to include: The final submittal shall address site plan check list as well as all the items in the June 4, 2008 memo from Jonathan Sharp. Stormwater Management in regards to Rivanna Plaza Engineering comment #2: The proposed plans show a conceptual underground water quality facility. Prior to final site plan approval, adequate Stormwater Quality must he provided meeting removal rate requirements. The existing Kegler's Basin provides detention for TMP 45 -1 1 2-C 1 and TMP 45 -109, assigning both parcels a C value of ().75 Rational Method).. One set of the approved plan is enclosed for your records. Any previously approved plans are voided with this approval. This approval is for basic compliance with the General Water & Sewer Construction Specifications of the Albemarle County Service Authority (ACSA) and does not relieve the contractor from responsibility for his work, as it relates to the plan and specifications. The ACSA requires that a copy of the approved construction plan be on the job site. The contractor is responsible for marking up a copy of the approved construction plan showing as -built information and providing this data to your client at the completion of utility installation. The final as -built plan shall be submitted in a format of one paper copy and one mylar copy. A preconstruction conference shall be scheduled with the project manager to ensure coordination and answer any questions.
