justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) I I" x 17"
copy to the Department of Community Development including responses to each of the attached

The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
L The site plan can not be approved until the special use permit (SP2008 -028) has been
approved. See comments for special use permit, attached.
2. 132.5.6 (b)] Coordinate the site plan with the special use permit plan. Some of the parking
spaces are being shown in a different configuration on the special use permit plan. Also,
the reduction in stacking spaces has not been approved by the Zoning Administrator to
date.
3. [32.5.6 (i)] Provide the following information for Route 250, state route numbers, right -
of -way lines and widths, centerline radii, and pavement widths. Also, show the distance
to the centerline of the nearest existing street intersection from the proposed ingrees and
egress.
4. [32.6.5] Revise the plan sheets to be at 1 " =20', so that Route 250 is shown on each sheet.
5. 132.6.6 (j)] Provide a luminaire schedule of all proposed lighting. Indicate in the schedule
all lighting options chosen, and the colors proposed for the fixtures and poles. Provide the
cut sheets for the light fixtures on the plan. All proposed lighting exceeding the 3,000
lumens threshold shall be a full cut off design. Lighting values shall not exceed '/z foot
candle at a public right -of -way line or at a property line adjoining a residential or rural
area district. Also, the LLF for the proposed fixtures shall be 1.0.
6. [32.7.9] Show the grading and all utilities on the landscape plan to verify that there are no
conflicts with proposed landscaping.
7. 132.7.9.7 (b)] Provide a schedule that indicates that the interior landscaping requirement
is being met. Also, Cornus Florida is an ornamental tree and the requirements for interior
landscaping are for one large or medium shade tree per ten parking spaces. Provide the
proper amount of shade trees to meet this requirement.
8. 132.7.9.7 (c)] When a parking lot is located such that the parked cars will be visible from
a public street, then additional landscaping of low street shrubs, planted in a single row
five (5) feet on center, shall be required between the street and the parking lot. Provide
supplemental landscaping in the area between the parking lot and Route 250 in order to
meet this requirement.
9. [32.7.9.8] In the plan set provided, there wasn't a detail provided for the screening around
the dumpster or the mechanical yard. Provide the detail for this screening. If the fence or
wall is not six (6) feet in height, then landscape screening per this section must be
provided.
10. (32.7.9.91 Provide tree canopy calculations and information in accordance with this
section.
11. 14.12.131 The plan submitted removes a required loading space for Building C. Provide a
loading space that meets the requirements for Building C.

Below are VDOT's comments on the Site Plans for the October 9' 2008 Site Review Committee Meeting:
SDP- 2008 -00066 Hunters Way Site Plan Amendment -Major (Megan Yaniglos)
1. Stippled area needs to be shown to the edge of pavement on Route 1146.
2. All other comments provided in the June 19' 2008 site review letter from VDOT have been
adequately addressed.
SDP - 2008 -00135 BB &T Bank (Crozet) -Major (Megan Yaniglos)
1. The proposed bank site will generate 592 weekday trips, 110 VPH in the PM peak hour, and 171
VPD on a Saturday according to the ITE trip generation numbers.
2. This site does not exceed the number of trips to require a Chapter 527 study
3. The site will use an approved entrance from Route 250 in connection with the Blue Ridge
Shopping site plan.
SDP -2008 -00136 Airport Road Office Plaza- Preliminary (Elizabeth Marotta)
1. This site will produce about 100 VPH in the peak hour into the site from the intersection at Airport
Road. The build out traffic for Timberwood needs to be added to the plan to determine if a right
turn lane is warranted. If the build out traffic on Timberwood exceeds 150 VPH a right turn lane
will be warranted.
2. An entrance profile in accordance with the CG -I 1 standard needs to be shown on the plan.
3. The sidewalk needs to be adjusted with the shift in the entrance location and CG -12's need to be
added at the entrance.
SDP - 2008 -00139 Green House Coffee - Preliminary (Gerald Gatobu)
1. The existing slot drain needs to be replaced with curbing and tied into the curbing on the adjacent
site.
2. The right of way on the southern side of the property should be adjusted off the centerline of
Route 810 and lined up with the right of way on the northern side of the property.
3. The length and width of the proposed entrance will cause accessibility issues for two way traffic
on the site.

responses to your comments are as follows:
Comment 1 — Sidewalks without bumper blocks were widened to 6 ft (from back of curb to edge of walk).
Sidewalks with bumper blocks were widened to 5 ft (from back of curb to edge of walk). (Sheet C2)
Comment 2 — STOP signs and DO NOT ENTER signs were added to both sides of the stop bar adjacent to the
drive -thru. A stop bar was added on the east side of the sight adjacent to the main entrance drive to the shopping
center as discussed this afternoon. A directional arrow and ONE WAY sign were added to the north end of the
site at the by -pass lane. A note for traffic control signs and marking standards was added to sheet C2. (Sheet
C2)
Comment 3 — A profile & proposed drainage schedule of the new drainage inlet and pipe was added to sheet C4.
The proposed pipe invert at structure 106 was raised by 0.10 ft.

I. If the travelway is proposed as one -way behind stacking space, indicate that it is one -way
with a notation, as well as show the dimension of the width of the travelway.
2. Provide the turning movements for the third stacking space in the middle lane. It appears
that a vehicle may not be able to make that turn if the other lanes are full. This
information can be submitted as an additional exhibit (8.5 x 1 1 or I I x 17) and not a full
sheet.
3. Remove any and all notes on Sheet A 1 that are no longer valid. There are several arrows,
notes, curb line, drawn that are not relevant for this current layout.
4. Provide sidewalk to all seven of the parking spaces that are located to the south of the
proposed bank.

No plans are required for ACSA review and approval. Backflow prevention is required and projected waste water
flows will be needed to ensure that the pump station has adequate capacity. Other than these comments, the
ACSA takes no exception to the BB &T plan.
