Provide the name of the road on Sheets 2 and 4 of 5. Show deed book and page number for private right of way on sheets 2, 3, 4, & 5 of 5. Rev. 1: Comment Addressed. 2. [14-302 (A)(4)] Private easements. Show greenbelt and farm belt easements on Sheets 4 and 5 of 5. Show private drainage easements on 4 & 5 of 5. Rev. 1: Comment Addressed. 3. [14-302 (A)(5)] public easements. There are existing buildings on some of the parcels. There are possibly overhead utility lines crossing through the proposed and modified parcels in multiple locations. If there are easements show them and include the width, deed book, page number and owner of the easement. Provide the owner information for the 150 foot and 215 foot power line easements shown on Sheet 4 of 5. Rev. 1: Add two notes to the cover sheet specifying the information for the general utilitV easements. [14-302 (A)(11)] Instrument creating property proposed for subdivision. The deed book references for recorded plats that created some of the parcels are missing from the coversheet. TMP86-35A seems to have been created with DB 4582 PG 370. TMP86-45 was reduced in size with DB 4466 PG 479. These need to be included in the Subdivision Reference section on the cover sheet. Include the addresses of all owners of the parcels as well as any holders of any easements affecting the property. One owner's address is not shown on Sheet 1 of 5 and needs to be added. Correct the Tax Map Parcel information above the Owners Approval statement for NA Bundoran Farms, LLC. This is missing information on TMP 86-30 (Lot A-1), 31 (Lot A-2), 32 (Lot A-3), 36 (Lot A -7R), 37 (Lot A-8), 38 (Lot A-9), 39 (Lot A-10), 41 (Lot A-12), 42 (Lot A-13), and 45 (Lot A- 16). TMP 86-33 (Lot A -4R) is no longer owned by NA Bundoran Farms, LLC and therefore should not be listed above the Owners Approval statement. Identify owners of any easements on the property including but not limited to power, telephone and drainage. This easement is blanket in nature and effects all of these lots. This information was added to sheet 5 of the plat. • Further easements may exist for the powerlines shown, but we are unable to conclusively identify them. There was one easement found in Deed Book 500, Page 250 to Virginia Telephone&Telegraph Company for pole line easements, but they are blanket in nature, and unable to locate or identify specifically. • The 150'and 215 foot powerline easement are for Virginia Power, and the plat has been revised as requested. 4. In many cases easement holders change with time as companies merge,sell or become defunct. Without a proper title search by a title examiner, it is difficult at best to identify all easement holders. Re-dimensioning existing easements beyond a generic width,creates the opportunity for mistakes or unintentional revisions to the easements that could be misconstrued to have the property owners blessing, via the owner's consent and dedication.
