Dear Mr. Laufer:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following for Parcel ID Number 07600-00-00-046CO (the
"Property")
Name of Proposed Development: Woodlands of Charlottesville, Phase 2 is Proposed to be a 13
building development with a total of 159 apartments
Location of Proposed Development: Albemarle County Virginia_ , Located off of Treetop Drive and
Sunset Avenue Extended, Charlottesville, Virginia 22903.
In response to the written request by letter dates! September 16, 2015 from the housing sponsor,
WOODLAND LAND PROJECT LLC, of the proposed development identified above, the Property is
zoned R -15, Residential and this zoning district permits multi -family housing such as apartments
as identified above, thus is a permitted land use consistent with current zoning. The site plan
known as SDP2006-00051 was approved on December 5, 2006 and includes the above noted
development identified above as Woodlands of Charlottesville, Phase 2 and will remain valid until
July 1, 2017. SDP2007-00051 approved phasing of the project with this development approved as
Phase G and H. The development of this property would be subject to both site plans with the
2006 plan showing all approved dwelling units and other improvements.
The above referenced site plans list the current zoning district as R-15, Residential; the following
building setback requirements are shown as; Front 25', Side 15' and Rear 20', the maximum
building height of 37' is shown, well under the 65' maximum, and the parking requirements have
been met by showing the site to contain 745 parking spaces. All of these references on the site
plan comply with the regulations of the Zoning Ordinance for the R-15 district. There are no floor
area restrictions for this zoning district.
