All events will have as a maximum 150 guests in number, though our preference is for smaller events, which will better highlight the intimacy and romance of the gardens. Our property is zoned rural, about 96 acres in size, with 25 of those acres in woods and the remainder in pasture, mowed lawn and garden. The farms abutting and surrounding us are also in mixed pasture and woodland, with many of them in land use. We too are in land use, but there will be zero impact on our hayfields and timber woods as the gatherings will only take place on mowed lawn areas and in the gardens. Though we have not put our property under conservation easement, we are conservation-minded and plan to uphold the integrity of this beautiful landscape. The venue area sits near the middle of the property, with ample buffer on all sides. There will be no amplified music at our events. We request brief use of microphones during dinner toasts,typically given by the father of the bride,the best man, and the maid of honor, but any dinner or reception music will be acoustic only, and will fall well within county decibel limits. Should a prospective bride and groom desire amplified music, we are teaming up with local event spaces on the downtown mall, and will shuttle our guests after dinner for a downtown reception experience. It could well become a new wedding model— from Country Chic to Urban Hip. In any case, acoustic music here on the farm will end by 10:30 p.m., at which point everything will quickly wind down with a final departure by 11:00. In order to lessen impact on the road, decrease traffic, and minimize disruption to our neighbors, we are requiring all guests, with the exception of the immediate wedding party, vendors and staff, to be shuttled. This will also ensure the safety of residents and guests on the roadways to and from town. We will notify all Ballards Mill residents by U.S.P.S mail well ahead of every event, with dates and timelines specifying shuttle arrivals and departures. In addition, on the day of the event, we will post the following signs for people using the roads: first, at the Wesley Chapel/Ballards Mill intersection, to indicate an event is taking place and to be alert for vehicles. Second, at the hazardous upper end of Ballards Mill, to re-route any wedding party members or staff should they approach that way to continue on Millington to Wesley Chapel where there will be another sign directing them to Ballards Mill. We will also have a sign at the entrance to the farm road for the shuttles, wedding party and staff. The field off the farm entrance is large, but there is more than enough parking along the farm road for the relatively few vehicles we expect. From the shuttles, the guests will be led down a path of ribbon guides to a gate into the garden. Both the ceremony and cocktails will take place during daylight hours. At dusk and after dark, a mixture of landscape lighting and torches will provide ample light on clearly designated paths: to and from the tent and restroom trailers and, at the end of the evening, along a short walkway to where the shuttles will be waiting. In weather conditions of serious drought or heavy rain, an adequate number of small, temporary electric fixtures will replace the torches. Our carriage house, which has two separate living areas divided by an archway, will serve as dressing rooms for the bridal party and the groomsmen on the day of the wedding. All food and beverages will be provided by caterers and prepared off site in approved commercial kitchens. All utensils and dishware will be properly sanitized off site as well. It is our intention to hold elegant ceremonies and receptions here in the least intrusive way; to share the serene and inspiring landscape we've created over the past twenty-five years. Like our neighbors, we cherish the peace and quiet of the area, and will do everything we can to ensure that, on those 16 days of the calendar year, things go smoothly and with minimal disruption to Ballards Mill Road.
