The problem that has brought us to this letter is that there are only 64 parking spaces in the lot that these two businesses share. Previous allocation from a letter in the 1985 Silver Thatch Inn site plan file designated the parking as follows: Swimming pool 23 spaces Tennis courts 4 spaces Restaurant 14 spaces Existing 4 guest rooms 4 spaces Proposed 4 guest rooms 4 spaces Total required 49 spaces Total provided 64 spaces When the Hollymead Recreation Area site plan amendment was approved in late 1995, the parking was designated as follows: C: lWINDOWSVANL TRISIL VRTH2.1 TR Restaurant 14 spaces Silver Thatch guest rooms 8 spaces Tennis court 2 sapces Pool 32 spaces Swim meet parking 40 spaces Total required 96 spaces Total provided 104 spaces Since no tennis court exists nor is planned, I am administratively deleting the tennis court from the site plan allocation and designating those two spaces to the Silver Thatch Inn to cover parking for a dining room (the Hessian Room) that wasn't listed on their previous site plan. The Inn has only seven guest rooms so there is one more space being allocated to restaurant use. This will bring their total allocation to 24 spaces as follows: Restaurant 17 spaces Silver Thatch guest rooms 7 spaces Pool 32 spaces Swim meet parking 40 spaces Total required 96 spaces Total provided 104 spaces What I have just discovered is that there are still 8 spaces in the 64-space parking lot that are not required for either basic use. Those 8 spaces and 40 spaces on Maiden Lane are authorized for swim meets only. However, if swim meets are held only 2 or 3 times per year, there are 8 spaces that could be allocated to either use under Zoning Ordinance Section 4.12.4, Cooperative Parking. To receive consideration, the pool would have to notify the inn which, in turn, would have to limit their uses during the hours of the swim meet. This arrangement would have to be authorized by the Planning Commissibn in conjunction with a site plan amendment. If any of you wishes more information on this, please contact me.
