HomeMy WebLinkAboutWPO201600026 Correspondence 2016-04-11 PROJECT MANAGEMENT SHANIP CIVIL ENGINEERING LAND PLANNING ENGINEERING April 11, 2016 Albemarle County Community Development Department • Regarding: Hicks Residence- VSMP Plan Dear VSMP Reviewer: Enclosed are the Virginia Runoff Reduction Method calculations and stormwater management plan for the proposed single family Hicks Residence. This parcel is a 21 Acre lot adjacent to the Rivanna River. Most of the parcel is in some type of protected area, stream buffers or floodway and will not be developed. We have counted this area as "Open Space"for the purposes of the VRRM spreadsheet. Based on the computation we find that no pollutant removal is required for construction of the house and conversion of the entire area outside of the floodplain into managed turf. Portions of the site drain into an existing channel which discharges directly into the a stream and into the River, within the 100 year flood plain. It is our understanding that detention or channel protection is not required for this runoff. The majority of the site will sheet flow directly into the floodplain. We believe this condition meets the requirements of the State VSMP regulations and that no detention or channel projection measures are required in this situation.
