I've attached the revised plat as a pdf. Please see responses below to each comment: 1. We've added the labeling of two VEPCO easements to the related utility lines. All the other easements don't contain sufficient information to label them,except the ones already drawn. They also don't have widths. 2. We've corrected those lines and labeling. 3. We've always added the GIS reference to help clarify how we determined the building sites are there. The GIS website is our source for the stream buffers and critical slopes,so I feel this is appropriate. We've had dozens of plats approved with this wording. Please check with some of the other planners. 4. The development right notes are accurate. The lots that are less than 21 acres, with one development right can't be further divided, so they don't need the "31 acre rule" .ortion defined. Tract 2 has the complete wording. Tract 4 has .eve opment rights but is limited by its size. We are aware of the Determination of Development Rights. We don't wish to request that at this time. 5. Deed Book 397 page 478 contains the plat of the property which existed before 1980. If you have any questions regarding the history of the property, please let me know specifically what those are. 6. We should have labeled that as NA. No dedication is proposed. 7. We've added the other owner information for the parcels that are being adjusted. We have the easement holders listed. We've never listed addresses for easement holders and many times that's not available. Please check with some other planners for confirmation. The parcels on the other side of Patterson Mill Road are not adjoiners. We show the approximate locations and the plat references for the fee simple right of ways that are now part of Patterson Mill Road. Patterson Mill Road is the adjoiner. 8. This is marked "NA" on the checklist as we didn't find any burial sites on the property. 9. The Reservoir watershed is listed correctly. If you look at Section 17-205 you'll see that the reservoirs are listed under the definition of Water Supply Protection Area. The GIS website shows additional watersheds, but those are not the one recognized in the ordinance. 10. This is marked "NA"on the checklist since there are no flood plain according to the FEMA Firm map. The ordinance only requires that we show a flood plain if it exists. 11. We've corrected this. Somehow we used an old signature panel. 12. Note 8 lists the current total acreage of TM 71-34. All the parcels have their area listed. 13. See response#1 14. I don't see any that aren't labeled. The only corners not labeled are the ones in the center of the road or in a body of water. Neither of those require monuments. 15. See response#1 16. Received your email,thanks 17.
