Evergreen Ave., Ste, 2 Arlington Heights 60005 RE: ARB201600009 Texas Roadhouse Dear Ms. Hubert, The Albemarle County Architectural Review Board reviewed the above noted item at its meeting on Monday, March 7, 2016. The Board, by a vote of 3:0 approved the request, pending staff administrative approval of the following conditions: 1. Replace the ground cover on the west side of the transformer with shrubs that will screen the equipment from the EC. Eliminate shrubs on the east side of the transformer if additional space is needed. 2. Add the standard mechanical equipment note to the site plan drawings. 3. Provide as a part of the site plan cut sheets for all proposed fixtures. 4. Revise the wall pack to a full cutoff fixture. 5. Coordinate luminaire schedule fixture descriptions with the information provided in the cut sheets. 6. Indicate on the plan the locations for the F15 and F15PE fixtures. 7. Revise the photometric pian to include parcel lines. Spillover shall not exceed .5 footcandles at the property line along Rt. 29. 8. Coordinate the luminaire schedule and cut sheets regarding proposed finishes. 9. Add a small tree in the gap between the two maples located near the center of the building along the EC frontage. 10. Provide a more substantial and diverse shrub planting in the area over the stormwater facility to offset the reduced tree planting area. Include shrubs that reach a taller mature height and coordinate that design with staff. 11. Clearly identify on the landscape plan and other site plan drawings the gas main along the Rt. 29 frontage. 12. Add a second tree island on the south side of the building instead of increasing space for shrubs. 13. Provide details on the plan regarding the retaining wall: top of wall and bottom of wall elevations, material, color, etc. 14. Coordinate sign sizes as illustrated in the sign drawings and the elevation drawings. Note that a separate sign application will be needed. A full sign review will be completed with that application. 15. Red 2283 is not approvable for the letter faces. 2793 is an acceptable substitute. 16. Eliminate the LED striping from the proposal. 17. A site plan amendment is required for the proposed work. The applicant is encouraged to submit the amendment application now. Please provide: 1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on each drawing. 2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will facilitate review and approval. 3. The attached "Revised Application Submittal' form. This form must be returned with your revisions to ensure proper tracking and distribution. When staffs review of this information indicates that all conditions of approval have been met, a Certificate of Appropriateness may be issued.
