In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned R-1, Residential ("R-1"). The Property is subject to the Airport
Impact Area Overlay ("AIA" ), the Flood Hazard Overlay ("FH"), the Entrance Corridor
("EC") Overlay District, and the Steep Slopes Overlay as described in Section 30 of
Chapter 18 of the Albemarle County Code ("Zoning Ordinance").
• The Property is not subject to an approved Zoning Map Amendment nor any proffers or
codes of development associated with an approved Zoning Map Amendment.
The permitted uses of the Property are provided in Section 13 of the Zoning Ordinance.
• The Property is not subject to any known special exception or variance. This office has
no record of a nonconforming use determination for the Property.
• This office has no record of an open violation for the Property.
• The Zoning Ordinance can be obtained online at www.albemarle.org/countycode. See
reference above for Chapter and Sections.
• Copies of any applicable records may be obtained from this office with a request through
the department's Records Manager, Paul Bjornsen, at pbiornsen(cD-albemarle.orq once
they have been approved or issued.
