The road plans for this project, currently under review, show a right-of-way width of 58' at the Hill Top tie-in; this plat shows 61'. Please clarify. 2. The road plans must be approved prior to final plat approval. Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302(A)(3)] A private street in the location shown would require authorization by the Planning Commission and would be required to meet the criteria of section 14-233(A). Staff recommends that this be relabeled as a public street, in accordance with road plans currently under review for Foothill Crossing II. The plat will be able to be approved once the public street in this location is built or bonded. 2. [14-302(A)(3)] Label width of existing streets (Hill Top Street, Indigo Road) and label as public. Show portions of Park Ridge Drive r/w (recently bonded with Foothill Ph IV & V) extending to the edge of proposed parcel D. 3. [14-302(A)(4)] Show location, dimensions, deed book and page of private easements located at the end of Indigo Road and Hill Top Street. 4. [14-303(K)] Show any public utility, drainage, or site distance easements associated with proposed road. 5. [14-303(L)] Provide street names of proposed roads. 6. [14-303(5)] Only 3 control points appear to be shown. Provide a 4th control point on plat. 7. [Comment] This plat cannot be approved until ACSA, VDOT, Engineering and Fire Rescue complete their reviews and grant their approval. E911 and Inspections have completed their reviews and have no objections. Engineering comments are attached. Additional comments will be forwarded upon receipt.
