This letter serves as our written responses to the County comments on the subject:
Albemarle County Planning Services (Planner) — J.T. Newberry, jnewberrykalbemarle.org
1. Section 32.5.2(a) - On Sheet 1, please note that two variances for signs have been
approved on this property: VA1975000012 and VA1980000011. Note added.
2. Section 32.5.2(f) - On Sheet 1, please revise Note 12 to read that "This property lies in the
South Fork Rivanna Reservoir water supply watershed." Note revised.
3. [Comment] A decision on whether or not to set a public hearing date for the ACSA
request will be considered by the Board of Supervisors on May 4th. This request is item
19 on their agenda for this meeting. Here is a link to their full agenda for this day.
Denied. Well location has now been determined and shown on plans.
Albemarle County Engineering Services (Engineer) — Matt Wentland, mwentland(aalbemarle.org
1. A WPO submittal will be required containing ESC and SWM plans and a SWPPP [17-300,
17-301]. Submitted.
2. [If the County does not approve the jurisdictional amendment request] Provide a Tier 3 or
Tier 4 Groundwater Assessment, depending on projected water usage [17-1000]. An
example of an approved Tier 3 Groundwater Assessment can be found here:

initiated and will be provided to Engineering once complete. Fee to follow once Report is
complete and submitted to County.

Relocate the barrier -free parking space, with its associated striped access aisle and curb cut,
so that it is the closest parking space to the main entrance to the building. Accessible ramp
and aisle have been relocated to be in front of door. Thanks for catching that. The door
location had changed per architect and this was not updated.

No objection. ARB comment items have been provided with this submittal based on ARB meeting.
Albemarle County Department of Fire Rescue — Robbie Gilmer, r ilmerkalbemarle.org
1. Fire flow test required before final approval. Fire flow has been reviewed and approved per
prior discussions.
2. Please add a note to the plans" Knox Box required, contact Albemarle County Fire Marshal
office for location." Note added.
Virginia Department of Transportation — Joel DeNunzio, Joel.DeNunzio(kVDOT.vir ig nia.gov
1. An access management exception request for spacing from the entrance to Pro Re
Nata will be required. Exception submitted via email.
2. Provide projected trip information generated by the site for peak A.M. travel times to
demonstrate that left and right -turn lanes are not necessary. Exception submitted via
email.
Virginia Department of Health
1. No comments were provided, but their approval will be required prior to final site
plan approval (JTN). Septic Permit provided to J.T. for HD coordination and
approval.
