Also, if they sent you more than one copy of the updated road plans, that you asked them to update because of the differences in the easement, could I see a copy? Below are the responses to the comments provided on the instance of March 15, 2016: 1. [14-302 (A)(2)] Vicinity map. Show the scale of each of the vicinity maps individually. • Scales have been provided for both the vicinity map and the overall map. 2. [14-302 (A)(3)]Existing or platted streets. Show the far side of the public street easements when they are within the drawing area of Sheet 2 of 2. • Due to the scale of the plat,only one public storm drainage easement was added to and able to be shown on Sheet 2 of 2 of the plat. It is the variable width public storm drainage easement in Lot 16 of Block on the northern side of Glen Valley Drive across from Lot 9 of Block 15 just above the graphic scale and north arrow). 3. [14-302 (A)(4)]Private easements. The revised private storm drainage easements shown on this plan do not all match those shown in the approved "Old Trail Village Block 15 Storm Sewer Field Revisions" SUB201400196. County engineering will contact you about SUB20140196 to match this revision submission. 3 • Acknowledged. The plan with county number SUB20140161 will b revised and updated to match the revised easements shown on this plat. 4. [14-302 (A)(5)]Public easements. It is recommend that the easement labels be consistent with the previous submissions. STE1-X VAR was labeled as STE3-X VAR and STE-X VAR was labeled as STE1-X VAR in SUB2014000161. Changing labels between submissions, unless necessary, can cause confusion for future use and review. • The labels for the public storm drainage easements have been revised to match the labels on SUB2014000161. 5. [14-302 (B)(5)]Zoning. The note on "Zoning"on Sheet 1 of 2 should be update to include the recently approved ZMA2015-00001. • ZMA2015-00001 has been added to the Zoning note on Sheet 1 of 2 of the plat. 6. [14-302 (B)(9)]Flood plain. Note number 2 on Sheet 1 of 2 conflicts with the statement under "Flood Hazard Overlay District." It appears that this portion of Old Trail Village is not within the 100 year flood plain. Please confirm and update as appropriate. • The Note for the Flood Hazard Overlay District found on Sheet 1 of 2 of the plat has been revised to state that"THE SUBJECT PROPERTIES DO NOT LIE WITHIN THE FLOOD HAZARD OVERLAY DISTRICT AS DESIGNATED BY ALBEMARLE COUNTY." 7. [14-303 (H)& (I)]Monuments; Bearing and distance ties. There seems to be no permanent monuments shown in this plan and there are also no coordinate locations as were shown in SUB20140161 on Sheet 2 of 6. The bearing and distance ties need to be referenced from some known location. • Coordinate values have been added to Sheet 2 of 2 of the plat and note 7 has been added to Sheet 1 of 2 stating that"UNLESS OTHERWISE NOTED, IRON RODS WILL BE SET AT ALL NEW PROPERTY CORNERS." 8. [Comment]Note number 6 on Sheet 1 of 2, what was updated in response to theist round of comment from engineering should be updated to include the correct plan date and the correct approval date. The plan was dated February 17, 2016 and was approved February 25, 2016. • Note 6 on Sheet 1 of 2 of the plat has been revised to state that plan referenced as SUB201400196 was "...DATED FEBRUARY 17, 2016 AND APPROVED FEBRUARY 25,2016..." 9. [Note]After updating the plan based upon these comments please resubmit for a second round of review. Both planning an engineering will be reviewing the plan at that time. • Acknowledged. Hardcopies of the plat will be submitted to the county following the revisions to the plan SUB201400196. We received your email with an attached PDF this Tuesday(3/8/16). Those addressed Engineering's first round of comments. However, engineering is not the only review that is needed on such an application. John A.just wanted to get you his comments right away instead of waiting on the planning review. For the planning review there have been other applications in the queue ahead of SUB201600042—Old Trail Block 15 Easements. I am scheduled to get to that review early next week. Since you have already made some changes based on only engineering's review we can do one of two things: 1. You can wait to get the 1st round comments from planning, based on your 1"submission hard copies. Then, resubmit with all changes from all reviewers with an official 2"d submission (including full size hard copies that are to scale). 2. You can send us full size paper copies that are to scale today or early Monday, that have Engineering's 1" round comments already addressed (the one that was attached to your email a few days ago) but not yet reviewed by planning. If I get the hard copies soon enough my review could be based on that updated version. Please let me know how you want to move forward and I will do my review based on which option you chose. Email is a great resource, but having a full size hard copy of the drawing to scale is still often needed.
