Context
The subject parcel is located approximately 260' south of the Rt. 250 Entrance Corridor, behind a gas station/convenience
store. Additional gas stations, office buildings, banks, restaurants and a shopping center are located in the vicinity.
Visibility
The existing building and its wall signs are visible from the Entrance Corridor, primarily at the intersection of Rt. 250 with
Rolkin Road. More limited, angled views of the building and its signs are also available between existing buildings that
front the corridor.

PROJECT HISTORY
The original Comprehensive Sign Plan for wall signs and the freestanding tenant panel monument (ARB -2014-05) was approved on May 19, 2014. A
redesign of the freestanding monument sign (ARB -2015-52) was administratively approved on April 22, 2015. Approved wall signs include Starbucks
(cabinet), Chipotle (channel letter), Jersey Mike's Subs (channel letter), SuperCuts (channel letter) and PetValu (Channel letter with a round graphic at each
end). If this amendment to the Comprehensive Sign plan is approved, the PetValu applicant will propose to revise the PetValu sign to bronze -colored faces.
COMPREHENSIVE SIGN CRITERIA
The property owner has requested an amendment to the existing sign criteria that would require channel letter face colors in the center bay of the building
(Attachment A) to be Matthews #313 Dark Bronze instead of white, as currently required. The table below contains existing and proposed design criteria for
wall signs on this building. Proposed additions to the criteria are highlighted yellow and proposed eliminations are struck -through.
