Dear Alan:
The Mission BBQ Tenant Improvement plans prepared by Alan Hamm Architects for the above mentioned store have
been submitted to us for our review and approval in accordance with the terms of the Lease Agreement for the above
referenced space. These plans have been reviewed as follows:
General
A) The proposed exterior changes have been approved by the Landlord.
B) All roof work must be done by Landlord roofer to maintain warranty, [Shencorp Roofing, Brent Halterman, (540)
607-0705, bhalterman@shencorp.com].
C) Contractor must use the building approved sprinkler contractor for any sprinkler work [Fire Solutions, John
Spacek, (804) 752-2336, john@firesolutionsinc.com]. All shut downs must be coordinated with the building
management. Cost of shut downs is by the Tenant.
D) Any final connections to the Landlord fire alarm panel are by Tenant at Tenant's cost and must be coordinated
with Landlord's vendor[Fire& Life Safety America, Ken Moreland, kmorelandflsamerica.com, (804)497-1102].
E) Any new or existing penetrations through the concrete deck or roof must be properly fire blocked/stopped. The
detail must be approved by the local Building Department. The cost of this work is by Tenant.
F) Signage plans must be submitted to Landlord for review and approval. Signage drawings were not part of these
plans and must be submitted.
G) Landlord is not responsible for the code or zoning compliance of the drawings submitted.
The drawings listed on the"Index of Drawings" below, dated 2/25/16, have been approved by the Landlord.

In order to begin construction,the following items must be completed:
1. A lease fully executed by both parties
2. Approved build out plans, approved by the EDENS Construction Department and by the building department
3. Approved sign plan as per the Lease
4. Insurance certificate per the provisions of the Lease, to be submitted to Tenant Coordinator prior to
construction
5. List of subcontractors, emergency contact numbers, and any required licensing, bonding, or insurance
certificate to be submitted to the Tenant Coordinator.
6. Building permit, original to be posted at the jobsite with copy submitted to Tenant Coordinator.
7. A copy of the approved plans must be on the job site during the construction build out phase. If additions or
revisions to the approved plans are made, the EDENS Tenant Coordinator must be notified and copied.
8. A pre-construction meeting must be held to review the site, rules, and regulations.
During Construction,we ask that you, your contractor and subcontractors adhere to the following rules&
regulations:
1. Contractors/Subcontractors must not park in prime parking spaces for the center or block other tenant's spaces.
2. The dumpsters must remain in the construction area.
3. All construction materials/equipment are to be kept within the construction area.
4. Consideration must be given to neighboring tenants at all times. With respect to noise, extremely loud work must
be done after shopping center hours.
Tenant is required to provide Landlord with as-built final Tenant improvement drawings (including any plan check
corrections, changes to the plans and/or engineered plans) upon completion of the store construction. The as-built
drawing of Tenant's final work must be supplied via compact disk or email at jbulmer@edens.com.
This letter is your record of said Landlord review and approval, or approval as noted. Please forward a copy of this letter
to your contractor.

Written description of the proposal:
Tenant is proposing to rework the existing storefront to relocate the entry doors to the corner of the
building,which is a critical element of their brand. The new tenant doors shall be stained wood and glass.
Tenant proposes to change the fabric awnings to corrugated metal awnings. Tenant proposes to have an
enclosed side patio,with metal railings,and to add a new side door to access the patio. (See Attached
Plan). Tenant also proposes to add a new 35' flagpole to fly the American flag. Signage proposed.
Proposed changes from the previously approved submittal:
1. Rework the existing storefront to relocate the entry doors.

3. Change fabric awnings to corrugated metal awnings.

Ryan,
We have been working through the Qdoba and Mission 8BQ proposals to revise the design of parts of Buildings G3 and
G4 Mission BBQ was reviewed by the ARB on Monday. After the meeting, Mission BBQ's architect, Alan Flamm,
contacted me regarding the existing condition of the building. I visited the site today to confirm what he told me. What I
found is that the storefronts on G3 and G4 were installed with the glass divided into 3 parts. Here is an example:

My approved ARB plans shows the storefronts divided into 4 parts, like the image below. This 4-part design was carried
through to G1 and G2, It appeared in the approved elevations you submitted with your Jared proposal.

The plans approved with the original building permit for these buildings showed the storefronts divided into 5 parts. This
is the design Alan worked from for the MBBQ proposal (It is also the design Qdoba worked from.) Much of the
discussion with the ARB about the MBBQ proposal focused on the rhythm of the storefronts. That rhythm has changed
with the change in divisions of the glass. Elements of the MBBQ proposal (arid the Qdoba proposal) are supposed to
relate to the approved divisions.

I just learned that there is a proposed amendment to the building permit in for review. It shows the 3-part design This
has been built, but it was not approved. I need to get back to the applicants :o tell them how to proceed. I also need to

Thanks for your assistance at the hearing on Monday. What is the next step? Do we revise everything and send back to
you? Or do we just provide the info requested and go?
FYI, I was a little curious after visiting the site after the hearing. The storefront was completely changed from what was
on the original drawings that were provided to us, and what I thought you team had "approved". Is this at all an
issue? It definitely seems to change the "rhythm of the storefront" conversation that was the majority of the discussion
on Monday. Please see attached.

Architectural Review Board:
In response to the conditions letter dated May 4,2016,please note the following in our point-by-point
response to the conditions:
Condition#1:Revise the design to the transom windows above the wood and flag panels.
Response#1: The exterior¬es have been revised—see clouded sheet A2.0.
Condition#2: Add the standard window glass note to the architectural plan: Window glass in the Entrance
Corridors should meet the following criteria: Visible light transmittance(VLT) shall not drop below 40%.
Visible light reflectance(VLR)shall not exceed 30%.
Response#2:Note added to sheet A2.0.
Condition#3:Add the standard mechanical equipment note to the plan: Visibility of all mechanical
equipment from the Entrance Corridor shall be eliminated."
Response#3:Note added to sheet A2.0.
Condition#4: Eliminate the gooseneck fixtures from the proposal. Indicate on the plan the color,lamp
type, and wattage proposed for the pendant lamps. Provide photometric information showing the intensity
of illumination at ground level for the pendants.
Response#4a: Gooseneck fixtures have been deleted from the exterior elevations.
Response#4b:Requested information for the pendant fixture&lamping have been added to sheet A2.0.
Response#4c:Photometric study is provided with this re-submittal—see sheet PH] &see that a
substitution cut sheet TWS is provided for the rear of the building wall pack lights, as the usual Mission
BBQ wall pack fixture does not meet the requirements.

Condition#5: Add the standard lighting note to the plans: Each outdoor luminaire equipped with a lamp
that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to
reflect light away from adjoining residential districts and away from adjacent roads. The spillover of
lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall
not exceed one half footcandle.

Condition#6: Clarify on the sign drawings whether black or warm gray will be used for the star.
