Per our phone conversation,we will try to get our submittal package together and out Friday for a Monday delivery in order to be on the April 4th ARB agenda. Attached is our proposed exterior rendering, we hope to be able to bring a little of QDOBA's flavor into the exterior finishes. If you could take a quick look and give us any preliminary comments, it would be greatly appreciated. Thanks again We are proposing the below exterior finish changes; - a re-claimed wood finish above the storefront in lieu of base shells approved awnings. Applied over the existing block finish - Fire clay Turquoise glazed thin brick under the storefront to be applied over existing block - An aluminum word mark rail, which signage would be installed onto. This is similar to a trellis awing, but will only protrude "12" - An art screen panel that would be installed over storefront adjacent to the entry/egress doors. This is a framed perforated metal with a graphic applied to it. - (2) exterior art screens which would have a metal frame and be mulled with material and a graphic applied over the material. Maliszewski We have spoken with our client for the QDOBA tenant build out in building G of the above mentioned location. We would like to request that the proposed exterior work for the tenant fit out not be included in building review at this time. We still wish to do this work, but will not proceed with the exterior work shown on sheet A200 of the current permit set until we have obtained ARB approval. We request the above in an effort to secure permit for interior work while we are coordinating with the planning department for ARB approval. This is a framed perforated metal with a graphic applied to it. - (2) Exterior art screens which would have a metal frame and be infilled with wood or perforated metal with a graphic applied over the material. These panels would replace the base shell approved living wall. The art panels would provide nice decoration to the corner of the building all year round. Maliszewski We are proposing the below exterior finish changes; 1. Note that any display of the business name or any graphic reference to products for sale in the art panels or screens will be considered signage, making the panels and screens subject to the sign ordinance and EC sign guidelines. Rev. 1: Comment Addressed. 2. If any new lighting is associated with the art panels or screens, submit complete details for review. Rev. 1: It is our understanding, from the "B-K Lighting" sheet in the 4/25/2016 submission that the illumination on the art Panels could be as high as 90 foot-candles. ARB policy normally limits illumination to 20 foot-candles. In order to meet this requirement Please specify a fixture that does not have adjustable settings. Provide the manufacturer's information on the fixture and the cut sheet, and clearly indicate the intensity of illumination on the art panels. Response: The exterior art panel accent light fixture specification was changed to a Lumiere Cambria 922. The fixture specification and a photometric of its coverage on the art panels have been added to the submittal package. This fixture will not exceed 20 foot candles. 3. Change the .'Qdoba"' channel letter signs to have halo internal illumination as specified in the Comprehensive Sign Plan (CSP) (Facade Diagram 2). Rev. 1: Comment Addressed. 4. Provide a general "level of illumination" note that applies to both sign section views. All lights specified for these signs must meet that requirement (18.4.15). Rev. 1: Change the general "Illumination note:" in the upper right comer of the sheet with the section views to state that "The level of illumination Provided by the LED lights will not exceed the illumination produced by a single stroke of 30 milliamps (ma) neon." Rev 2 Response: Note on page 8 of submittal package was revised. 5. Eliminate the Rail Up-Lights from the proposal. Rev. 1: Comment Addressed. Imagine Create Excite
