Subject: SUB -2016-98 TMP 32-4 & 32-4J - Boundary Line Adjustment
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(10)] RyhtofFtff# -DAdsicn. Use the wording of the note specified in this
checklist item to state the number of development rights for the future parcels and that
they may further be divided. This would be'Tax Map Parcel 32-4 retains its five (5)
development rights and may be further divided and when divided these rights shall not
comprise more than 24.98 +/- acres. The residue of Tax Map Parcel 32-4J retains all five
(5) development rights and may be further divided. No development rights are
transferred with the 49.69 acre portion of TMP 32AX.
2. [14-302 (13)(10)] Stream Buffer. Update the stream buffer note to fix the
typographical error of the word "with" being spelled as "witht".
3. [14-303 (A)] Statement of consent to division. Remove the words "boundary
line adjustment plat showing" and "property of General Reality Inc." from the
note. Add a "," to the note following "... undersigned owners".
4. [14-303 (8)] Section name or number. Change the text labeling the residue
of Tax Map Parcel 32-4J to say "(Residue of Tax Map Parcel 32-4J)" instead
of "(Residue by Tax Records 32-4J)".
5. [Comment] Adjoining lots. There are two adjoining parcels that have the wrong
TAX MAP numbers. In the upper left the parcels labeled as Tax Map Parcel 20-
10 should be labeled Max Map Parcel 20-11. In the lower right one of the two
parcels labeled as Tax Map Parcel 32-4S should be labeled Max Map Parcel 32-
4N and the lot information should be updated with the correct owner, etc.
