HomeMy WebLinkAboutSUB201600105 Review Comments Final Plat 2016-06-14County of Albemarle Department of Community Development Memorandum To: Scott Collins From: Paty Saternye- Senior Planner Division: Planning Services Date: June 13, 2016 Subject: SUB-2016-105 Glenmore Subdivision —Easements The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-301 (D) & 14-302 (13)(1)] Approximate North; General Information. Add a north arrow to the plat. 2. [14-302 (A)(2)] Vicinity Map. Modify the hatched area within the vicinity map to represent the two lots affected by this easement plat. Do not include in the. hatched areas other parcels previously subdivided from the parcels. 3. [14-302 (A)(4), 14-302 (A)(5), 14-303 (E) & 14-303 (L)] Private easements; Public easements; Dimension standards and information on all lots, streets alleys, easements, and shared driveways, Public utility, drainage and site distance easements. Specify within the label whether the proposed permanent stormwater easement will be public or private. Identify the easement holder(s) and provide their address(es). Provide a dimension for the width of the proposed easement in the portion connecting to Carroll Creek Road right-of-way. There appears to be a typo in your sanitary sewer easement note. Modify the two "ACSA 20' Sanitary Sewer Easement D.B. 4237 PG. 352" labels to have the page number of "325". Note #10 seems to not apply to this plat. Please remove this note or clarify why it is part of this document. 4. [14-302 (A)(15)] Identification of all owners and certain interest holders. Provide the addresses of owners for both parcels. Specify the interest holder/owner for the proposed easement and provide their address(es). 5. [14-302 (13)(4)] Places of burial. If any places of burial exist in the area of the plat and the proposed easement provide the location of the grave, object or structure marking its location. 6. [14-302 (13)(5) & 14-302 (13)(9)] Zoning classification, Flood plain. Specify for TMP 93A5-1 that it is within the Entrance Corridor and is partially located in - the Flood Hazard Overlay District. It appears that there is a typographical error in FEMA panel number specified on the plat. The correct FEMA Map Number seems to be 51003C0475D, not 51006C0475D. Update the FEMA note with the correct information. 7. [14-303 (A)] Statement of consent to division. Provide a consent statement for each owner, including the description of the land that they own. 8. [14-303 (0)] Signature panels. Provide signature panels for each owner and place it below the "Statement of consent to division". 9. [14-303 (P)] Notary panels. Provide notary panels for the notary acknowledging the signature of each owner and place them below the signature panel for each owner. 10. [14-303 (D)] Acreage of lots. Since this plat is an easement plat and not subdividing the properties, remove the word "residue" that is shown after the acreage of TM 93A5-1. The acreage shown for TM 93A5-1 does not match that shown in the GIS Data. Please clarify or update the acreage. 1 1 [14-303 (H) & (1)] Monuments, Bearing and distance ties. Specify the location and material of the permanent monuments found, and to be set, on the property. Differentiate the Iron Pins Found and the Iron Pins set with labels or symbols. If they are differentiated with symbols then provide a legend. Provide bearing and distance ties to at least two existing permanent monuments for the exterior boundary of the proposed easement. 12. [Comment] Provide a signature panel for the County approval. 13. [Engineering Comment] No objection.
