Below is another status update:
- I have received the private street maintenance agreement review from the County Attorney's office, attached
is his approval letter with the required change (disregard the color coding that's for review purposes). Please
make the required change and then have the owners sign and notarize it, please submit the finalized document
with the signed/notarized plat.
- Also, the road plan has been approved by Engineering. Nothing left to do with that item.
- I have yet to receive anything from the Health Department (approval or denial). This is the last item left before
the plat can be approved.
Please go ahead and submit signed notarized copies of the plat and the private street maintenance agreement.
Once the health dept provides me their approval I'll approve the plat.

I received your voicemail, let this email serve as a status update of the above ref project.
- I have yet to receive anything from the Health Department (approval or denial)... it usually takes a day or two
to get to me via snail mail.
- The revised private street maintenance agreement is at the County Attorney's office, I'm awaiting a
review/approval.
- Also, the road plans/road schematic were submitted by the surveyor — pending an engineering review by the
County on that document.
Currently there is nothing more on this end for you to do except wait for these reviews to be completed. I'll
keep you posted as the items progress.

Good Morning Christopher Perez: I spoke with Stephen Vargo at the Health Dept. this morning and was
advised they processed the soils and septic request for 201600096, and found the existing home septic system
was not defined on the plat. They have rejected the approval request and sent it back to your office.
In order to help solve this issue, I have sent him the attached schematic which is part of the original permit . I
would think the Health dept. files would be complete on this installation. I have asked our soil scientist to
contact him to put into motion whatever we need to do to correct this dilemma.
Thanks for your help with everything so far Christopher. I will keep you posted on our efforts to gain this
approval.

help us finalize the division work. I have also spoken with Brian Ray who is our Surveyor. Please call me if I

The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat
referenced above once the following comments have been addressed: [Each comment is preceded by
the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-106] Private Streets. The "existing 40' R/W" was previously designated as a private road
by virtue of the March 8, 1989 plat in which parcel X relied on that road for its frontage. To
make this clear for the current division being proposed and future divisions please label the
road as a "private street".
2. [14-232(B)2, 14-235(B), 14-303(N)] Statement pertaining to private streets. Provide the
following note: "The street in this subdivision may not meet the standards for acceptance into
the secondary system of state highways and will not be maintained by the Virginia Department
of Transportation or the County of Albemarle. "
3. [14-412(A)4] Streets. Provide the following note: "The existing and/or proposed right-of-way
is of adequate width and horizontal and vertical alignment to accommodate a travelway
passable by ordinary passenger vehicles in all but temporary extreme weather conditions,
together with area adequate for maintenance of the travelway, as required by section 14-412 of
the Albemarle County Code. "
4. [14-317] Instrument evidencing maintenance of certain improvements. Provide a revised
private street maintenance agreement for the private street for review and approval from
County Attorney. A template for such an agreement is attached.
5. [14-309 & 14-3101 Soil evaluations; Health Director Approval of wells and septic systems. The
soil work for the proposal was sent to the Health Department and is pending a review. Health
Director approval is required prior to final plat approval.
6. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the
last revision on the plat.
7. [Comment] The plat was sent to Engineering and Fire and Rescue for review. Engineering
comments are attached. Fire and Rescue comments to be forwarded once received.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle.
The Code is kept up to date by the County Attorney's office. The Code may found on the County
Attorney's website which may be found under "Departments and Services" at Albemarle.org.
In accord with the provisions of Section 14-229(B) of Chapter 14 of the Code if the developer fails to
submit a revised final plat to address all of the requirements within six (6) months after the date of this
letter the application shall be deemed to have been voluntarily withdrawn by the developer.

prior to plat approval. The private road standards will be 3-5 lot standards up to the 1st residence.
After this portion the private road standards will be 1-2 lot standards. See 14-412.A for standards.”
Provide basic road plan that presents plan-profile information for the 1-2 lot portion, and especially,
the 3-5 lot portion. 3-5 lot portion should show that the private road meets minimum design K value
of five (5) for crest curves, fifteen (15) for sag curves, and that sight distance is not less than one
hundred (100) feet. 1-2 Lot standards should be considered. Recommend fire apparatus
turn-around radii be labelled on the plat. County does not request a formal road plan, or Application,
or fee, unless Applicant elects to bond the road, in which case, more detailed design information is
required, including: plan (shoulder/ditch section, pavement section, grade, stations, vert/horizontal
curves), Application, and fee. If the road is built prior to plat approval, Engineering is willing to review
plan-profile design data in support of plat, and, once road is constructed, to review As-built survey
that establishes sight distance, K-values, grade, and geometry. Engineering affirms this private road
must be built or bonded prior to plat approval.
2. Plat –Recommend fire apparatus turn-around radii be labeled.
3. Plat –Recommend clarify 656.79’ distance between parcel Y1 and Lot 8. Line segment
endpoints ambiguous.
