The road bond is currently at $463,170 for both private road sections. The private roads do not adequately address requirements for approval at this time. Please review the following conditions prior to requesting a site visit/meeting to discuss what is required to reduce the road bond amount. Item Id, Pipe videos for Saranac Court (aka Summit Lane) were not included in the review package. Disk 1 of 2 was the only video submitted and appears to match the drainage structures for Sundown Place (aka Mountain View Lane). Pipe between SDMH-4 and SDMH-3 is shown with a 40% blockage in the 15"pipe that must be cleared/cleaned out. Proof of pipe clearing/cleaning will be required. See Pipevision's "Pavillions at Pantops Phase 2, Video I of 2 dated 1/13/2016" disk for location of blockage. Pipe between SDMH-11 and outlet is shown with 2 rips/fractures in the pipe from possible rock intrusion that should be repaired. See Pipevision's "Pavillions at Pantops Phase 2, Video 1 of 2 dated 1/13/2016" disk for location of damaged section of pipe. Albemarle County Engineering Page 2 Inlet structures are in need of cleaning. Lots of debris has collected in the opening/throat of the inlet structure Item 1 e, Item appears adequately addressed at this time. Item If, Item appears adequately addressed at this time. Item 1g, structural and related inspection for the retaining walls that support the road are required for review. Item 2, Item appears adequately addressed at this time. Item 3A appears complete. Item 313, Item appears adequately addressed at this time. Item 3C, Please submit a signed and sealed letter from a professional engineer to meet the requirements as listed in the "Private Road Acceptance Procedure" document. Item 3D, appears to have been adequately addressed. Stop sign is missing from intersection on Saranac Court (aka Summit Lane) b. Street signs are not on proper posts. See "street sign requirements" link attached. c. "Private" needs to be included on street signs designated as a private road per Albemarle County Road Naming & Property Numbering Ordinance Manual (ACRNPNOM). Some areas of curbing may be repaired with epoxy or other approved concrete repair system. 3) Many areas of the asphalt are cracking and may need to be milled and overlain with a new top coating. This office recommends contacting a pavement specialist to determine best practice to repair roads.
