'l'his is to advise you that the Albemarle Count.y I3oLl:rd of Supervisors at its
meeting July 6, 19/7, approved your applicatioCl on C-'lmty 'rax Ivlap 56, Parcel
14, part thereof, vih:.te Hall Magisterial District for PPN/RS-l zonning,
with the following conditions:
1. Approval is fOl a maximum of 27 units;
2. Entrance and dE:celeration lane constructe;o to \' i ry inia Department of Highways
and Transportat.ion standards. 'rhe developer c~hi'JJ J b8 responsible for such
off-si1:e gradirg and other improvements requirec for adequate sight distance.
Dedication of ~5 feet from the centerline along Route 240;
3. Approval is cor L.ngent upon County Engineer approv;,l of final road, parking,
drainage, and ~ri~ing plans. In his r~view, the County Engineer shall be
guided by recolTlnlcndations of the Betz Study;
4. Approval of firaj. water and sewer lines by the l,lbemarle County Service Authority
is required;
5. Compliance witt recommendatic;1s of the ]Cire Marshal including provision for
adequate fire flow and fire lanes;
6. No grading or construction on slopes of 25% or grenteri
7. Only those arecs where a structure, street, utility, trail, or other such
improvemerlts are proposed, shall be disturbed; all other land shall remain

8. Approvals of ar'propriate local, state, and federal ag2ncies prior to the issuance
of any certificat'e of occupancy;

9. It shall be the :::-esponsibility of the developer to provide all water and sewer
facilities inc:.uding such off-site improvements as may be necessitated by this
developer;
JO. Review and appro'Tal by the County Attorney of all agreements, contracts,
requirements, and otl1er transactions among the Charlottesville Housing Foundation,
Jordan Corpora1:ion, Federal, State, and local agencies and all others involved
in this development to insure that the County of Albemarle shall bear no
responsibility for the development or future operation and maintenance of this
project;
] 1. Parking shall c:onply wi th the preliminary plan, provided, however, the number of
parking spaces m(~y be reduced to any number not less than that permitted by any
variance grantE~d by the Board of Zoning Appeals from the provisions of Section ll-7
of the Albemarle County Zoning Ordinance;
.]2. Occupancy shall be limited to persons aged 62 years or older. For the purpose of
this condition, :.f one spouse is age 62 years or older, the other spouse shall be
considered to be 62 years of age;
