Dear Mr. Valentine:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned HC, Highway Commercial. The Property is located in the AIA,
Airport Impact Area Overlay District and in the EC, Entrance Corridor Overlay District.
• Retail development like this one, described in your letter as a retail strip center called
Charlottesville Center, is allowed by right within this zoning district.
• The Property was not developed as a PUD.
• All of the adjacent properties are zoned HC, Highway Commercial. There are no
adjacent residentially zoned properties.
• A review of our records does not show any Variances, Special Permits or other
conditions that apply to the Property.
• This Property, including the parking is a legal conforming site built in accord with a
Site Development Plan, SDP-2002-10 that was approved on June 11, 2002 and
amended on September 12, 2003 with SDP 2003-73 and is in compliance with said
plans, including parking requirements.
• This office has no record of any open zoning or building code violations for the
Property. A site inspection of the Property revealed no site plan violations.
